The dinner was great and very nice. Yam Yam Yam..!

Perfect....highly recommend.

For a start, the room descriptions are misleading - notice despite there being 32 pictures posted, none are of the actual rooms (or the stairs). There are not deep soaking tubs in each room, or even separate bathrooms at all. There is ONE bath, ONE shower room and ONE toilet. They are separate, but shared between all rooms. The rooms are tiny, we barely had enough room to walk around the bed once our we had our bags inside. There are radiators along the wall, but no air con, we slept with the windows open but it was still stiflingly hot. All the bed rooms are up a sleep and narrow flight of stairs, quite awkward if you have a big/heavy suitcase.There's parking onsite, but its basically just where ever you can fit your car in the driveway. We arrived early and almost got parked in by families with huge vans. Unless you came to Biei to stay in a Euro-themed guest house for some reason, there isn't much to recommend Kunshaus. It's over priced compared to other places I stayed in the area, and the facilities are very limited.

Expensive guest house with a European theme

Room is very small, not worthwhile with expensive rate. Big luggage can not fit into the room. No tea/coffee/ tea pot / cup etc. Shared kitchen is nothing. Television is in the corner of room which has no space to sit and watch. Breakfast is only one thing which is fine.

Super very small room comparing to the price

We booked this guesthouse from its website (http://www.kunsthaus-saratani.com/) for two rooms in our family trip to Hokkaido in August 2011. We were a bit late in finalizing our itinerary so when we were ready to book accommodations, there were not too many choices. We wanted rooms with private bath/washroom with a reasonable price tag. Therefore we chose Kunst Haus. 

There are only three rooms in the guesthouse and all are on the second floor of the annex. A small communal place where a kitchenette and washer/dryer are provided. Free instant coffee and green tea bags are provided, too. On the ground floor of the annex is a dinning place for breakfast. Given the number of rooms, the guesthouse is quiet and relaxing. The two rooms are small in North American standard but with all the necessary amenities. Wi-fi signal was free but quite weak in the room. The best place would be at the front yard just outside of the dinning place.

Before breakfast my husband and I went jogging in the neighbourhood. The view was totally idyllic. The breakfast was surprisingly good. My dad wanted a Japanese breakfast while the rest of us wanted western. Vegetables were fresh and tasty. The portion was good for adults, too. Breakfast was served by the owners themselves. They stayed in Chicago for three years and speaks good English, humourous and willing to help. 

The only downside of this place to us was the lack of dinner service. If you don't prepare your own dinner, it would be quite a challenge to find a place to eat if you don't have your own transportation. Given the wonderful breakfast they provided, I could only imagine how it would be if they also provide dinner.
