It is the annex of the hotel Zuni 100 m away, where you have to go and get the access badge. So it's not really a B&B. The rooms are clean but small and without any decoration effort. The soundproofing seems quite low, but the neighbors were not noisy. The hotel is close to the city center and offers a few parking spaces (but less than the number of rooms!)

I had booked into the B&B in October for a Wedding with a  group.Unfortunately my girlfriend could not come last minute. 
Once I had gone to check into the room, there was a smell of sewage so bad, I would not even put a dog in the room. The middle aged receptionist promised me this would be resolved by the time I got back that night.  So with an element of respect for her confidence to sort it, I left my bag. I came back that night after a few drinks to my horror to find the smell was worse if anything. 
I had slept in for breakfast which was not the issue. I said I would offer 50% of the room (50 euro). however the receptionist in question kicked off saying that they had provided a service (ie breakfast which I missed and said, and I quote, 'I understand you and your girlfriend must be going through a tough time, but the room costs 100euro'.She made it into a personal attack. I replied the issue was not the money,breakfast or the people in the room, but the actual smell and state of room itself. She threatended to call the police to which I encouraged her too. Another cleaner came and confirmed the smell of the room was horrible to which the receptionist dismissed her concerns/feeling. The repeptionist could or would not confirm or deny whether the cleaner had even came to clean the room as 'i finished at 5pm'. 

The final nail in the coffin was the cheek to say as I left, 'please come again'. I gave her 50euro to which I am disgusted in myself for giving them a penny for such a horrible experience.

The MOST Appalling Customer service I have experienced EVER!

We choose the small room with twin beds as we do not necessarily care if we sleep in the same bed or not and do not need a lot of room. The room was nice enough, the street noise and light come right through the curtain and window. I sleep normally with ear plugs anyway so that was no bother. It is a smaller room, as advertised, but the price is fair. The parking lot was completely full so we had to park on the street, good luck with that! But the hostess that greeted us and the food for breakfast made up for in any short comings I think anyone could come up with.

We choose the small room, it was nice enough.

The night we spent in Kilkenny on our route through Ireland we stayed one night in this bed & breakfast. Well situated, clean, a room somewhat small for three people, two adults and the small, but enough, just like the bathroom. A varied and good breakfast. The general feeling was that this was an establishment that had been enduring basic maintenance but leaving a thorough update pending that was beginning to be much needed, and that was evident in some decoration, painting, and furniture. We saw a sold sign in one of the windows and saw that there were a couple of paintings in the reception, as if they were pending a transfer or closing.

Stayed 2 nights here. Great location with parking. Friendly welcome and staff. Snug but clean room. Water pressure in shower was the only disappointment as it was very low which presented a few hair-washing challenges. Good choice and quality of breakfast. 

Great location

Wonderful B and B right in the heart of Kilkenny.  Quiet at night, comfortable bedding and a great breakfast, including a hot made to order option.  The staff was friendly and helpful as well.  I would definitely recommend.  We really enjoyed our three nights there and will definitely come back!

What a Great Find!

Stayed one night while attending a wedding in Langton's which is a 5-10 minute walk away... Located very close to the city centre, with limited on-site parking, but a good few roadside parking spots just outside (ticket machine up to 19:00 and free overnight and Sunday)... Staff were lovely, breakfast was spot on and the rooms were clean and comfortable!

Great city - great location!

The location of this B&B is perfect, two blocks from downtown and one from the castle.The staff is very friendly.The breakfast is very tasty and plentiful.The rooms are as clean as the bathroom although a little old (it still has a tube TV).On the last floor, where we were, the wifi didn't work.It has a small parking space without charge.Recommended if you are passing through Kilkenny.

 Warm and Amable

...go your way. Apart from its location, this establishment will not leave us an indelible memory. Small room, poorly sounded, bedside manner... the summer lettuce fell to the ground when I sat on the bed! A person for the service of 16 guests at breakfast (plus the reception) will surely have to explain the waiting.

If you'd like a comfortable BBN...

a guesthouse in the city centre. small parking space to park the car and visit the city on foot. proper room, good bedding, soundproofing not great free wifi breakfast full irish or continental copious 70 euros for 2 nights it is really a very good price ratio for the city
