Stayed here to be near a university for a conference. I thought it was comfortable as a BnB (don't expect hotel like  amenities) though dated. Breakfast was great, for 7.50 Euro we got a hot breakfast (eggs, beans, sausages, bacon, tomato, and toast OR an oatmeal) and a buffet of cold items (cereals, yoghurts, bread and jams, juices, and cold cuts and cheeses).

Cleanliness though was an issue (the teapot for heating water looked like it was not cleaned at all--there was still water leftover and some mold). Also, be prepared for a walk up type of building (3/4 floors) so make sure you can carry your luggage up without an elevator!

Andre the receptionist was always helpful and had no problem checking in and out. It is also very accessible to the city center via bus so it really served its purpose for us--as a bed and breakfast. 



Good for the price

The ABC House B&B was our introduction to Ireland.  The room was clean and comfortable.  The breakfast was fabulous!  We enjoyed our stay.  Andre was very attentive to all guests’ needs.  Many residents called him by name, and all seemed happy at the B&B.

Good Experience

One minute shower gel & shampoo each for 2 nights, 3 t bags each, 1 biscuit each for 2 nights, never saw staff, had to pay in cash and the only local atm charged me €9 for withdrawing €200 without a warning. Tried to contact staff when nobody was in reception at the stated times by texting the number they gave but got no response: oh, and the WiFi password didn’t work for either of us.

Overpriced and neglectful

We booked 2 rooms (the same price) for 2 nights last December, when we arrived our friends had a room at the back which was a good size, no road noise and large windows to open, we however were in the roof at the front and the noise from the road was awful, a very busy one with sirens and heavy traffic continually, if we opened the skylight we could not sleep due to the noise if we did not open it we were so hot as the room was very small and no air, I asked the lady at the desk the following morning if we could change rooms (never asked before) for the second night due to my husband not having much sleep the night before and we were due to leave the next day very early to get the ferry and ride on motorbikes to the Brecon Beacons, long way another sleepless night...not a good mixture, she did move us to another room although at the front it was big and airy to get a good nights sleep with the window shut, perhaps a fan should be in each of the front of house rooms,  I would have given a better score if we had had the second room for both nights and seeing as the room rates were the same in all rooms does not seem right. we did not have breakfast here so cannot comment on this, there was a small grass area at the back that maybe needed a bench to sit on and enjoy the sun, it does however have a very secure parking area which was a real bonus, room for improvement as the ABC was very clean.

Great to catch a bus into Dublin and near the ferry terminal

ABC House is located in a great residential area, quiet and very very pretty.  Access to Dublin is extremely easy by bus, right on the corner.  There are also 3 very excellent restaurants on the same street within walking distance, which was great.  Breakfasts were included and were wonderful, delicious, typical Irish breakfast.  I looked forward to it every morning.  We were lucky to be in a back room, so it was very very quiet.  Our room was also very clean.  Alba was very helpful with turning on the shower, and also explaining bus routes into town and back.  My only issue was that the twin beds were very skinny and I almost fell out of bed 3 times during the night....and I am only 5 feet tall and not heavy.  But that is my only complaint, and it would not keep me from staying there again.  I loved the location...it was great after a long day to get out of the city and come home, have a nice dinner in the area and just relax.

ABC House Bed & Breakfast

Our room was quite clean and more spacious than we'd recently experienced.  There was a closet and actual towel bars along with enough flat surfaces to set our things! (this may not seem like a big deal, but considering our other Ireland stays it was huge).  The breakfasts were great.  The reception desk printed out sightseeing tickets we'd purchased online and also our boarding passes to fly out.  The neighborhood is very nice and within walking distance to the botanic gardens, a lovely park, great restaurants and pubs just across the street and convenient shopping.  There is a bus stop right out front for easy access to many Dublin sites including lines to the airport.   It's walkable, but also an easy bus ride to City Center.  In our room was excellent and precise information about getting around which we much appreciated. Internet service was good.  The buildings are lovely and well maintained, the B&B is managed very well; organized and efficient.  We were quite pleased we found ABC House for the last leg of our Ireland trip.

Very happy we chose ABC House

We booked this B and B well over 8 months before hand as we were going to see Michael Bublé in Croke Park. We had read the reviews and chose both for location and positive reviews. 
We received information by email and what’s app to arrange check in and which house we were going to be in as there are 3. Front door key coded which is perfect for late arrival as we did. Only residents would have access to the houses. 
We were in room 1 in house 57, just on first floor. The kitchen is just below so could hear food prep and cleaning from around 7 am but overall fairly quiet otherwise. Our room was a twin but we just pushed beds together, wardrobe with ample hanging space and shelves, nice large window to open as it was beautiful weather, spacious bathroom with toiletries and a nice powerful shower. Tea and coffee facilities in the room too. 
ABC is right on bus route for Dublin Airport(same side of road just outside ) 41 or 16,  20-25 mins approx,  €2.85 pp and the city centre (opposite stifling road) €2.65 pp, approx 10 mins. Correct money needed as buses don’t give change. 
Both city centre and Croke Park within walking distance so perfect location. Few pubs  /cafes along the road to the right and a little Tesco Express 5-10 mins away. 
Our booking excluded breakfast which we paid for on the first morning €7 pp. served between 8-9.30 , selection of fruits yoghurt, cereal, continental and full English with toast. Juice, tea and coffee. I’m a herbal Tea drinker but couldn’t distinguish flavours as not labelled though. 
We met Alba who was extremely friendly, knowledgeable and always smiling. We also met Shay who was happy to advise us of the buses, cost and times and where to change money. 

If we had any recommendations they would be, a fan in the room as weather was hot, even though window opened, we could hear people back and fore so had to close it. Herbal teas maybe in a labelled container. The yoghurt could be kept on ice as they were not chilled enough because the weather was warm and fresher fruit as they looked a little old. 
Overall, a pleasant, clean and comfortable place and ideal location for our stay. Alba has given us her number to ring and book directly on our next visit. We were very pleased.

Perfect location 

Alba was our Hostess/Manager and that made all the difference.  She answered many questions for us, gave great tips for sightseeing, and made us reservations for taxis and the like.  This location was close to everything we wanted to see on our first Dublin visit, and with tips from the staff, we were able to fit in a lot in just a few days.  Pros: Breakfast was great.  Location and Service were tops.  Cons: stairs--if you do not like them--many rooms are upstairs.  B&B has electrical adapters to sell at good price--so if it is your first stop in Ireland, no need to bring them.  Alba also speaks several languages.  Windows open to let in the fresh air--very nice for sleeping--you could hear the birds and the air was fresh.
