Absolutely the worst place that I have experienced since I have been here in Dublin. This place is so run down. The room looks nothing like the description or pictures and neither does the entrance.

The toilet does not flush the shower is moldy and the tiles have cracked and fallen away in places. There is no screen on the window nor can you close it as it doesn't have a latch to secure it. It was hot the night that I was here and the room filled with bugs because I had to leave the window open for air. Their is no AC in this place.

They advertise breakfast here on this listing but there is no breakfast.

I wish I had of seen the previous reviews before I booked.
Seriously, you can get a nice room at a hotel for less amount of money. 

I do not recommend this place at all.

Worst place I have experienced in Dublin

Clean room, comfortable bed and plenty of hot water in the bathroom. Good position close to the city centre and with a bus stop right outside. Spar, cafes, restaurants and pub nearby. Perfect for a short stay. There don't seem to be many places like this in Dublin, so definitely recommended.

Good, basic B&B

The residential area is very secure, the interior of the house and the rooms are like chic decorations in the Anglo-Saxon style, although the bathrooms would deserve to be a little more valuable. The keys that are left to us allow a great deal of freedom in our hours of going out. Little surprise in the morning when we realize that there is no breakfast included in the house although called B&B. What does the second B mean if it has been 2 years that there is no more breakfast?

Residential neighbourhood room 10 minutes walk from the centre

It was the second time I was staying at Abbeyleigh House. I will probably stay there again, if I travel to Dublin. The room was clean, nice and spacious. It provides all the basics for a comfortable stay. It is fairly close to St. Stephen's Green, Grafton Street and other tourist attractions, though our choice of staying there is because it's close to Iveagh Gardens, where we attended a concert. Anna is a really nice and friendly host.

A spacious room close to the city center

Stayed here between, 3rd And 6th July. The rooms are old fashioned; however I didn’t mind this. It had a shower that knocked my socks off every morning and a really nice view from my room (room 2). 
Fresh towels every day, clean room and as a base it was fine. Coffee and tea facilities in the room, however there wasn’t a hairdryer. 
No breakfast here though, it is purely on a room only basis. There is a Spar across the road selling groceries and a line of cafes and restaurants. Bus stop outside, I actually liked the quietness of the area after rush hour traffic. For what I paid (substantially lower than others on offer in Dublin) I felt the room was very good, no issues as I would certainly book again. 

Nice little B&B 

Nice downtown location. Nice residential area. Price performance well. Could need a restoration. Otherwise just as raw as our other B&Bs. No luxury expected! Contact was nice.

We stayed only one night in this B&B which did not really excite us but everything else. In general the structure is very neglected need for renovation and refreshment in the TV room and in the breakfast room there is a smell of cigarette smoke, there are some current outlets coming out of the wall with their respective cables, the shower alternated jets of hot water to sudden jets of cold water, the toilet did not discharge well.

We stayed here for 3 days towards the end of July 2017 on the occasion of the U2 tour. The room is furnished in a simple,clean way and the services are in the room with shower attachment. The location is very strategic because it is a short distance from the center.If you do not want to take two steps to reach the city center(1-1,5km),in front of the house there is the bus stop with a rate of 15/20'.

Lovley Georgian house. Easy to reach from the airport. Very good prices. Realy helpful and unobtrusive owners, clear, comfortable room, hot water in the bathroom all the time. Very quiet and pleasant place. Exactly what you need for an enjoyable stay in Dublin!

Very comfortable. Great location

The rooms are quiet and warm and the B&B is not as far away as it seems. Only the bemool, sometimes seemingly obsolete place would need renovation in places. Breakfast is good but nothing more. I recommend it, however, given the geographical situation (not so far away) and the prices (below airbnb) practiced.
