The villas are large with a kitchenette and dining area. All villas are pool facing. Out the back of the pool you look over beautiful rice fields. The food in the restaurant was a highlight. In particular the pork belly and mango soufflé!! Yummmmm!! Located about a 15-20 min walk from Ubuds monkey Forrest road, where the shopping and markets are, made for a very convenient morning walk. When we stayed for 4 or more days they threw in the use of a scooter with 2 helmets and a local mobile phone which was great for booking in any dining or tours whilst in Ubud! The pricing per night was more than reasonable 

I would highly highly recommend staying at Kopi Kats. Away from the hustle and bustle of the centre of Ubud but easily walkable in 15-20 mins. Nearby are many shops and restaurants and a large supermarket, cash machine etc. The accommodation had a kitchen with all you need and a seating area overlooking the pool and garden. Bedroom was large with a TV including lots of international channels, wardrobe and very comfortable bed. Bathroom included a large shower with shower gel, shampoo etc. All was spotless. Pool is an absolute bonus, I swam every day and also enjoyed the garden. Breakfast was great too, I think there was about 10  options to choose from, I'm a fussy vegan and had no issues 🙂. I would definitely recommend this place and would stay again! 

Our stay here was great, tucked away from the busy main street behind the restaurant. The owner was very helpful and the staff were lovely. The accommodation was well presented, modern, open and clean. The pool was amazing and the breakfast (brought to our villa) was just right. Would definitely recommend.

Love this place!

Excellent!

We came in on a sunday villa #2, wife and two kids (3 and 1), stayed four nights. The room seemed empty for a long time, should’ve been cleaned the day of arrival, however no serviceman on sundays. The pool was also uninviting and full of leaves (cleaned next day though). The ac didn’t work properly, checked all the modes, however still dry air (not cold, def. not 18 degrees). The tv etc. wasn’t plugged in correctly, had to fix it myself. Ayu (manager) told us a technician would come for the ac, but nobody came. So during afternoon nap for the kids it was 25+ degrees. The shower was really hot or really cold, no in between, couple of times no hot water at all. Very dangerous for the kids to shower because the waters too hot. Also wasn’t fixed, the serviceman didn’t seem to understand our issue. There was no dish soap or baking oil in the kitchen, no pepper or salt, also not even a decent cutting knife or frying pan to make eggs. Since Grab is frowned upon in Ubud, there is a “taximaffia” going on with really high prices to go to Ubud central (100k one way). This makes the location less ideal, because of high transport costs. The residence is nearby a street, so you will hear cars pass by at night. The best thing was the breakfast by Ayu, she makes great omelette and pancakes, always with a nice plate of fruit. The Kopi Kats café also very good food. Overall we weren’t happy with our stay, but because of Ayu’s breakfast we give 3 stars otherwise it would be 2 stars. The facilities should be a lot better for 575k a night.
