Excellent budget sea facing resort. It has a beautiful river flowing behind the resort making it very picturesque. Rooms are not very well maintained but the staff were more than willing to assist whenever required. Ample of parking space on this 17 acres spread.

Loved this vacation

Fun-filled holidays spent in Goa. Not one of the luxurious resorts in South Goa. Needs major maintenance but has a fantastic location, close to the Cavellosim beach. Rooms had its issues but the staff were more than helpful in assisting. However they serve only veg in their restaurants which was a let down going to Goa

Super Duper Trip

It was a business trip and was a great place to stay. The property is huge and very close to the beach and hence was very enjoyable. The staff very helpful and food was quite good and it was worth the money spent. My company had booked the stay and I would like to take my family for a holiday soon

Good ambience and a good stay

The ambience was good.the hotel is very close to the beach.Over all a good getaway.My family enjoyed the trip.The pool was beautiful.The rooms are spacious.The food was good. I enjoyed the vegetarian food for a change. Would love to visit the place once again in the near future.

Good experience

I had the best stay and experience in Goa in this resort. The villas here were very big and clean, the property was also very big and well equipped. The service was also very fast, the best thing was that the food here was very tasty, that too with a pure vegetarian kitchen and their breakfast buffet was also very lavish and with a lot of variety. The location is also very good, there is a river behind the resort and the beach in front.

Best resort in goa with best location.

Wisely speaking the Owner Needs to close it for Guest and carry out a complete renovation in phased manner. As the current situation is spoiling your image and reputation left over. 

I had booked for 4 nights Prepaid and had to check out the very next Morning. We checked in late night and We were trapped so had to pass the first night somehow and find an other place to stay for our short vacation. 

Pros :
Rooms are Spacious
Property is very Big
Location is Amazing with a River flowing on one side and the Beach waves on the other side

Cons:
The Reception is Very hot and no Fan or Air conditioning is installed. 
The Person on desk ask the Bell boy not to open the rooms until we select it from outside.... 
Entire walkway is dark and slippery. 
Dirty and unhygienic Rooms
Wash rooms Showers doesn't work, was advice to use hand shower for bathing. 
Water runs out every time and you need to search for someone to refill the tanks. 
Ill maintained Rooms, Building, Property 
Swimming Pool has Algea floating around and on the Floor. 
Rooms Stinking of Moist and Foul smell. 
TV not working. 
Air conditioner not working
Light fitting not working in full
Spits mark on wall and Curtains
No one at Reception post 11, calls we not answered.
Restaurant service sends water, starter, Dinner and desert at the same time.
Pure Vegetarian Property and doesn't serve Jain Food to us.

The RM Dilawar listened to us calmly and rendered the oppologies too. But forgot to show the courtesy to settle the Restaurant bills on the house atleast and show so respect to guest who has already gone through so much of trouble and is duipped with 4 nights money. 

The Rm then asked us to check with our property in North Goa, we drove all long to find that it was not our alternate accommodation, but in fact was an option to Pay and use!!!! That too very much overpriced and hypothetical rates. 

Sorry Team Byke you really spoiled my mood and my son's Vacation. 

Don't Cheat Guest, The Property is dilapidated and needs to shut for Complete Renovations

The Ambience was fantastic rooms were excellent. We loved the resort surrounded with coconut trees around.
Beach is connected to the resort, nicely maintained,clean.
Swimming pool was very awesome. Enjoyed

Awesome Ambience 

The property is pathetic. Its just like a khandar. All furniture is also outdated. No maintenance of ambience gardens. All dead insects are there in swimming pool. Dont make mistake to book this property even if its free. Food is average. There is very less breakfast menu. Like i had dosa one day. And there is one person making dosa.  No of dosa that can be made at a time is 2. Activity room is like store room.

Pathetic hotel. Dont book even by mistake 

The room was very bad in condition 
There where junk in tap water is room was not clean .  There was no electric ketli.  Was not there  no fridge in room. After telling so many times about the services.They don’t work

The staff was amazing  there service are very good and corporative specially Mehbub was very good with services and help

Building is too old, rooms stinks, Ac makes too loud noise. TV remote unable to locate, washroom were stinking, kettle was broken, DJ should have started at 10pm but in this resort it is closing at 10pm it's only two hours 8-10pm that to on request.. Not recommended to any, as it will spoil vacation.
