We loved our stay at the guesthouse, from the convenient location to the coffee maker in the kitchen. It had everything we needed at a good price. Customer service really helped us out by checking to see if we could drop our bags off a few hours earlier than the regular check-in time. The rooms are spacious with comfortable beds and seating area. When we rented a car at the last minute, we had no trouble finding free parking. We would definitely stay here again!

Broken windows. Additional personal sleeping on sofa stead of bed. 3 rooms sharing 1 bath. Not clean. Limited communication . When I arrived another person stacked in fount door trouble opening doors. The bed is ok to sleep. No private parking. Street parking only. Bad smell. Close to Main Street.

There was a cigarette burn on the pull out couch where our kids were supposed to sleep. The floor hasn't been swept or cleaned from the previous guests. Logistically the TV could not be turned on. The shared bathroom is very small, so it's hard to navigate if you have kids. The shower was very moldy on the bottom. We were lucky to find a parking spot in front but be aware of you have a car and not familiar with the area to know where you can park.

Given how expensive a city Reykjavik is, I wanted to save some money by staying at a guesthouse, rather than a hotel. It was a mixed bag in the end.

Positives:
- Immaculately clean
- Free Wifi
- Beautifully furnished communal kitchen area, with every appliance you could want.
- Full control of the heating in your room.
- Showers were nice and hot.
- Central location.

Negatives:
- My key safe code was already entered on the key safe itself before I got there, so anybody could've gone into my room, or stolen the only key.
- Dishwasher didn't work.
- My TV didn't work.
- Tumble drier didn't work. Or rather, it tumbled, but that was about it. After putting it on three separate cycles over several hours and still having my clothes come out soaking wet, I finally gave up and had to dry them with a hairdryer! Because of this, I had to stay in for a good half of the day, as I couldn't go out in the clothes I had left (all the winter gear was what got washed). I missed a tour because of this that cost me £60. 
- Walls are thin, so you can hear the front door slam every time someone uses it. Someone also thought it'd be a great idea to have insanely loud sex at 7am, so that was a fun wake up call...
- The cleaner that came in the morning was SO LOUD and inconsiderate. Didn't stop talking on the phone (on loudspeaker), at a shrill, inhuman pitch the entire time she was here! It was like she saved every phone call she ever needed to make until arriving here and I could still hear her screeching from the top floor (I was sub level)! This jappened 3 times over a 7 day period and woke me up every single time! I had to shush her in the end; to her credit, she stopped.

So don't get me wrong, there were positives, but yeah, I'm disappointed. Wasnt awful, but wasn't great either. Would I recommend it? Eh, maybe, depending on your budget, but at the end of the day, you get what you pay for.

Property experience was good:Pros:Availability of kitchen and dining. Easy for families with kids.Easy access to city centre.Cons:No toiletries and no mention that they won’t be availableNoisy road and traffic keeps you awake. People struggle to enter the property if they don’t contact the owner in advance. For us it was smooth since we received the details after sending an email two days in advance.

We discussed our problems with the staff at around 8 pm when we checked in. Linens and sheets were not looking fresh , suffocating room , dysfunctional tv , dirty towels hanging , comoom washroom unclean and smelly. We asked for change of room , we were not given. Despite the fact that we could see spare keys. We asked about tv , told that it is getting renewed. Later on told in morning that it was functioning which was a lie. We asked for refund and denied putting all the blames.  We were highly dissatisfied

Good stay un Reikjiavik

Very pleasant experience. No contact needed. All the instructions given ahead of time. Felt very comfortable finding the property. Everything as described. Good backup for your money. And free parking was always available near the property. Kitchen had everything you need to cook, coffee was provided free or charge.

Would recommend for traveling on a budget

Liked - reasonably central.Was not informed of the check in codes - had to get a resident to call on my behalf
