Excellent as always and a credit to the owners. Would thoroughly recommend to anyone.

We had a wonderful time in York and our stay at No.21 York was a big part of this. It’s conveniently located from the centre, only about 10 minutes walk. York has lots of superb little shops and many attractions. 
Simon and Andrea are super hosts making our stay very enjoyable. The quality of products used for breakfast are all locally sourced and one of the best breakfasts we’ve had at any B&B.
When we return in the future we wouldn’t hesitate to stay here again.

Simon and Andrea are perfect hosts. Our room that we stayed in was perfect and clean. Everything was thought out, details we wouldn't of thought of or expected.
Home made cookies, fridge in our room, slippers, robes. Even smart temperature dials on radiators.
Lovely shampoo, conditioner, hand lotion etc in bathroom.
Pick of different pillows, I preferred the softer feather pillows. But take your pick.
Nice touch with home made bean, hash Browns.
Simon was very helpful and informative with details on where to go, how to get places, short cut to town etc.
21 york b&b is well loved by these 2 and it shows. Top- rated place by me and my Daughter.

My daughters 12th birthday weekend here, has been most memorable. And our first time in York great. Makes us want to come back even more and Simon and Andrea had a part in that.
Also everywhere so close by, train station 10mins walk, and town (the famous shambles) 10mins or so away.

A third return to this lovely bed-and-breakfast was as good as – – if not better – – then the previous two visits. Andrea and Simon know how to make their guests feel welcome, offer outstanding service and little touches that show their attention to detail, and an overall inviting experience. Everything – – from the personalized breakfasts, to the local sourcing of all of their food, to the heated towel racks, to the quality of the toiletries, to the thoughtful cookies in each room – – reveals an experienced eye in the hospitality industry. The location is super convenient, and Andrea and Simon go out of their way to answer any question or fulfill any request. Highly recommend! Thank you!

Andrea and Simon were perfect hosts - welcoming and friendly, happily providing recommendations on what to visit (and where the best pubs were) in York. The B&B in is  a great location, just a short walk from the Museum Gardens and on a quiet street. The room was lovely: warm and cosy, a very comfortable bed and spotlessly clean bathroom. The breakfasts were delicious! But the real highlight was their attention to detail (homemade cookies in the room!) and how accommodating they were of our 4 year old jack russell terrier who was travelling with us - she had her own little welcome pack including dog treats, a blanket and suggestions of where to go for walks, it was so thoughtful! We would stay here again without hesitation.

My husband and I booked a winter “stay-cay” in England between Christmas and New Year. This year we picked York as I hadn’t been there before. We made the booking in August 2024.
The city is about the same size as ours (Oxford) with cultural similarities – a university city with grade listed buildings, cobbled streets and river side walks.
I was so grateful to come across this gem of a guesthouse online and book two nights via phone. Simon was attentive to our needs and contacted us to get everything in place ready for us for when we arrived. We wanted to bring our dog was happy to find a dog friendly guesthouse that provided breakfast.
York is very dog friendly – most coffee shops and pubs are fine with them. Only supermarkets and the York city walls and inside Yorkminster were out of bounds. There are plenty of dog walks, particularly the Museum gardens next door (which closed at 6pm).
The other guests cancelled due to COVID, so this meant we had the guesthouse to ourselves and lucky us! I have to say we were truly spoiled with the excellent standard of hospitality, food and the service of our host. We had the ground floor which was a perfect to proximity to breakfast, and to the front door (such a help for taking our dog out wee breaks at the end of the road).
This guesthouse is a 5-minute walk to the City Walls, 5-minute walk to the Train Station, and 10-minute walk to the Shambles. You will find plenty of excellent pubs or restaurants on almost every street corner. We left the car at the Guesthouse free of charge for the time we were there and went everywhere by foot.
The room was perfect – high ceilings, super comfortable bed and linens –  plenty of dog bowls and bedding provided plus a nice compact shower room with complimentary his and hers dressing gowns (fab touch!). The room had full tea and coffee facilities and homemade biscotti to die for. The heating was easy to manage and meant we knew we had a cosy room to get back to after a chilly, foggy day in the city centre.
We didn’t know before we arrived, but Simon is an incredible cook, providing a sumptuous and varied breakfast menu to choose from each day whilst catering to all our dietary needs (vegetarian). Everything is made from scratch from the sourdough toast, to the hashbrowns. Anything Simon didn’t make came from local suppliers and independent businesses and his knowledge of the area meant he could provide a recommendation at the drop of a hat.
We thoroughly enjoyed our stay at No.21 York Guesthouse and recommend it highly.  We were so glad to have Simon’s incredible skills and knowledge all to ourselves and our dog just loved him! Thank you so much for having us.

No. 21 York was a thoroughly enjoyable B&B experience on our visit to York. The room and beds were comfortable, the breakfast delicious (with many options), and the B&B is just a short walk (minutes)  from St Mary’s Abbey, the Yorkshire Museum & Gardens, and York Minster and York Centre beyond. And maybe most importantly, Simon and Andrea were friendly, accommodating hosts. In addition, if you’re coming to York on the train, No. 21 is a 10 minute walk from the train station. It is an exceptional place to stay when visiting York.

Booked late and stayed for 2 nights, had a wonderful time and were well looked after by Simon and Andrea, rooms were spotless and breakfast was delicious. City centre is a short walk through the park and free parking was a big plus. Communicaton throughout was excellent I would highly recommend.

No. 21 York is conveniently located 10 minutes from the train station, The Minster, the gardens, and so much more!  We arrived by train and got to No. 21 York in 10 minutes.  We were warmly greeted by our host, Simon. Our room was both charming and equipped with modern conveniences travelers appreciate!  USB ports at the nightstands, modern bathroom, towel warmers, and even washcloths for us Yanks!  I forgot to mention  the spa like toiletries as well!  Breakfasts were made to order every morning, from simple yogurt, to a full English breakfast.  Homemade breads and locally sourced jellies and cheeses as well.  Simply delicious!  Homemade cookies in our room every afternoon was a real treat after a day of sightseeing.  Simon went above and beyond when I needed assistance to get to the train station!  He arranged a wheelchair at the station, and even drove me there.  He was a real lifesaver!  I can’t recommend No. 21 York enough!

Simon and Andrea are the most wonderful hosts of this lovely B&B and Simon’s knowledge of the area was most appreciated! No 21 is located a 10 minute walk from everything - the York train station, the Minster, the Gardens, many pubs which serve very delicious food. We took his recommendations for a place to eat after we settled in and for Sunday Roast and were not disappointed! And speaking of food, Simon served the most delicious breakfasts and chatted with us about our plans for the day giving us additional ideas. Simon also went way above and beyond to help us make special travel arrangements we needed with the  train authorities. I highly encourage booking at No 21 for a wonderful York experience!

No 21 is ideally located with warm hosts!

Very comfortable b and b a short walking distance from most of the visitor sights in central York . Lovely home cooked breakfast made to order along with home made bread etc . Would recommend if visiting York and surrounding areas . Available car park is very handy although car not needed for visiting central York.

Homely Band B in York

A gem. Pleasant walking distance from the center of York and the bustle, it’s situated in a quiet road near a park and river for walking. Made so welcome nothing too much trouble! Comfortable rooms, dog friendly and the Gluten free was delicious. Local ingredients the breakfasts really set you up for the day. No21 felt homely but professional .
