WOW!  This place is INCREDIBLE. It literally has it all!  The views are spectacular of the bay and the arch, totally unparalleled. Two pools. Two incredible beaches, one for surfing and one for snorkeling. 2 5* restaurants 100 yards away, Sunset Monalisa and Jazz on the Rocks. You literally don’t have to leave the place!  We’ll be back. Again and again.

This property is a gem. It's very quiet. It's a five minute to ten minute Uber ride to downtown, great restaurants, and the hustle of Cabo. The grounds are beautifully manicured. There's a stunning beach onsite (that requires a 5 minute walk). Small pool bar/restaurant for basic food. Great pools. Friendly security.

Side Note About Some of The Reviews:
Keep in mind there are people that live here full time. While visiting we observed obnoxious guests (drunk and being rude), unaware of their children, and overall being disrespectful to the property. Use common courtesy folks. 

We've come back year after year and absolutely love this place. Can't recommend it enough.


We had the most amazing time staying here for our week in April!  Our unit was ocean front, and a short walk to the swimmable beach, which we loved snorkelling at. The pool is heated to a comfortable temperature, and we spent many afternoons here swimming!

Incredible resort!!

This review is for building 7 as I can compare this to building 4 where we stayed 4 years previous, and there is no comparison. I booked an airbnb, with Randall in unt 7305, he knew we had been to this complex because I told him we enjoyed building 4 with the "heated pool", the palapa bar with happy hour food and drinks each day and he never told us until the morning that we checked in that building 7 does not have a "heated pool", as a matter of fact the pool was freezing and dirty and the palapa they show in the photo is not even complete and there is nobody working there serving drinks and food?  AND the hot tub has never functioned!  OH Sad!  We thought, oh well we will just spend time over at the other pool... but they built a fence around where you used to be able to access it and they do not allow people from building 7 into this area. I complained and host did nothing to help, so I did get 30% of room cost only back from airbnb with the many phone calls it took and the many photos uploaded. I seriously thought we were in a bad dream, this building was the "new building" being built when we were there 4 years ago so we thought it would be all new and shiny but it looks like the developer up and left and never completed things, it was the worst experience to be in a foreign country trying to find a new place to stay in January, other resorts were all full so we HAD to stay.  We made the best of it, I talked with the very few people that we met there and they were just as shocked. Please know that I am not talking about other buildings, just building 7. The other building are lovely, the heated pool is great but they don't have a hot tub on that side. The happy hour at the palapa is great for food and drinks both. You can easily take an uber from this location to go on tours which we did and also to get groceries and it was very cheap rides between 5-7 us dollars so no need for us to rent a car. We took Cabo transfers from airport to resort, use them every time with no issues and cost is $40-50 each person each way with a shared van ride. We had a nice view of the ocean and they did shoot fireworks off some nights so that was nice, our room was average at best, we liked having a kitchenette to cook meals, furniture was not comfortable and the bed was so high we almost had to jump into it and it had funky sliding doors to wall off the bedroom if you wanted to but then the ac would not be felt from the bed and if you let these funky doors open and you are over 50 watch out because the tracks the doors are in sit so high you trip on them constantly. Just wanted to warn others of what you can't tell when you book.  Oh and one last thing, constant construction will be going on for years right by this pool at a different resort and the jackhammering, drills and hammering were intolerable, even with noise canceling airpods in and music on, UGH!

There is a very cheap happy hour at 4PM daily at the swim up bar; $1 beers, nice.  Not only does this attract guests, but there is a daily HOA board meeting of the Karen’s where you get to watch them point at various guests around the pool and talk gossip about everyone.  My daughter made a small splash within 5 ft of this very old lady with a butch cut and she barked/screamed at her.  Of course they had some words for my mother in law who is ill and will die in about 5 years.  She never got to hear it though, because they were pointing and making faces at the other side of the pool.  What an insufferable group of boomers living places I have seen in my life.  We thought Del Boca Vista Phase 5 would be nice for our family, but we will never return.
