For the price I'd give it a 5. It's not the closest to Shinjuku station, but walkable (10 min). The area is very nicely and there is no dearth of restaurants or things to see. Rooms are clean and spacious for one person (double standard room), but mine doesn't have a window. Breakfast is quite a spread, with quite a few choices - but the breakfast room does get busy. Check in and check out is easy by machine - although I didn't like being asked to download an app to set up an account etc. etc.
