We booked this hotel due to a recommendation from Ctrip. It's in the lower part of the old city. A little hard to find for the taxi driver. 

The positive: quite new, free pickup from airport, mostly clean. Nice cosy open air courtyard. Friendly staff. Very quiet area of old city. The hotel can arrange taxi to airport for Y30 otherwise it's hard to find one. 

Negative: no elevator to second floor, no staff to help with luggage. The room floor was wet with stains. Bathroom floor will get totally wet after shower due to lack of divider for the shower. No resturant on property. (A nearby coffee shop called 'Only' is terrible). You would be better off going a little further to restaurants up the little hill in the old city.  Wifi is weak in the room. MY room also has loose floor boards.

Relatively new 3-level hotel within the Old Town that we visited late May.  Our days were perfect and nights not so cool that we needed to rely on any room heating.  We took a king room on the ground level and it was an adequate size (appr 25sqm) with all the usual amenities of a 3/4 star establishment, and very clean.
Unfortunately the cheaply carpeted floor was a bit rough as the heating laid under the concrete slab was not properly done, although everything else was in good order; the tv had half a dozen channels in English if you got bored for things to do.
No mirror in our bathroom making shaving by braille the norm (large mirror in living area for doing make-up), and the combined shower/toilet was not correctly plumbed, so the water actually drained in front of the toilet (rather than in the shower unit), so care was needed walking into bathroom after one had showered.
We asked that the hotel's "pump" be turned off at night so that it didn't interfere with our sleep, and the manager obliged.
No dining facilities at the hotel, so be prepared to nip out for breakfast etc., and also wander into the main lobby area for your wi-fi.
Despite all the above, this hotel represented good value for money, the essential elements worked, and we soon got used to any shortcomings.  Best of all is its location, which has photo opportunities as you step outside, and just get better with the 10 minute walk to the famous Drum Tower.  Lots of places to eat - local or western food - very close by, as well as some great shopping in the narrow streets.
For around US$50/night this is a reasonable place to stay, with a great location amid the Old Town.

New place , we couldn't find any reviews and took a chance. The rooms were nice, clean, and good size, plenty of hot water, nice bathroom fair size. Staff spoke almost no English but worked really hard to understand and help us, one even pulled up the google translator on his pc!  Heat on high left room still pretty cool at night but not really cold; ok in bed under covers. Location on edge of old town, quiet but close walk to restaurants and shops. Great coffee shop just across the street. Very good value for what you get.

Good value and new

Nice place, good value

The hotel is located quite conveniently close to the Old Town tourist area - up the back end of the Old Town and just a couple of minutes walk to the Museum and Temple - it is probably 20 minutes walk to the new town area. In the old town you can get meals and purchase local products. Very little English is spoken but we got by. No breakfast is available. The room had no air conditioning and we suffered the night with smoke from what seemed like many burning wood fires around the area. The room was basically clean though the carpet was quite badly stained.

Friendly but Basic

We stayed two nights there, the hotel facility is fine, very clean and tidy. However, the main problem is the location, is way behind the old town, very difficult to get cab and they don't provide transport if you are taking the bus. We have to walk out to the main road of the old town to catch a taxi. To stay at the old town, it is better to stay near the main road as transportation is easily available. This hotel is ideal if you are driving on your own.
