Anahit Stepanyan's B&B

Back again in lovely Anahit Stepanyan's B&B, really home far away from home, lightfull nice apartment with a view to the cold but beautiful Christmas decorated Opera square, the service and accommodations are first class.  Can't say enough about Anahit.  What a wonderful individual; always smiling, so personable & willing to assist. Just perfect!

The guesthouse is perfectly located on Sayet Nova Street (within walking distance of all the sights worth seeing in Yerevan). It's a beautiful apartment which is best described with a series of buzzwords: Soviet time capsule, bohemian, artistic/artisan (who knew that soviets treated academics and artists so well!), homely, a loft (because why the not!) and a matriarch (Mrs Anahit) to name a few.

Breakfast is available and at a really reasonable price compared to other guest houses/hostels in Armenia. Wake up with a tasty breakfast and an awesome black coffee (a nice change from the terrible coffee found in Iran, South East Asia, etc.) whilst taking part in enlightening conversations with the host (Mrs Anahit) and other guests.

I highly advise you to stay here. I don't normally leave recommendations but I was so impressed with my stay that I thought it was only fair to share this gem with you guys!

Staying with Auntie Anahit djan was super sweet, warm and tasty :)
I miss her coffee in the mornings already! More than anything, I appreciate her becoming my auntie and my friend. We shared great talks, laughs and even a trip our of Yerevan together! Love her humor! 
Auntie Anahit djan is a great example of what true travel should be like ... - it's all about people.

The hostel is like a home away from home. I had a wonderful stay. Even got the chance to listen to Mrs Anahit playing some piano pieces.  Very helpful in directions specially in giving advices about traveling in Yerevan Armenia. Highly recommended :)

The feeling of the warmth of a home :)

I usually rely on Tripadvisor for my selection of accommodations and so far I have been quite satisfied with the results . This B&B has to be the exception to the rule . It stands as one of the worst places I have spent a night in the world , the other two being in Nepal and Ethiopia . I had selected this accommodation because of its location which proved excellent when one considers the location in the Old Town but really bad when one finds that you have to climb four stairs with heavy luggage to get there .
  The reputation of the B&B is based on the hospitality showed by the owner but in our case , she was on vacation in Italy and we were the only guests . Her son who has another job was there to look after us when we arrived . We found the place to be a real mess as if everything was closed for the winter season and a general clean-up was underway . There were dirty clothes on the beds , dirty dishes on the counter , the fridge was full of leftovers and generally speaking the place was not clean. The shower did not work properly , we were not provided with towels and the toilet seat was missing . We were told that we would get cakes or croissants for breakfast but by 10:30 nothing was provided not even cookies . There was instant coffee only for one cup and no milk ! This is not the place for couples who enjoy intimacy as the two double rooms are separated only by a thin curtain and one bedroom does not have window curtains . The other two bedrooms are very small and have single beds. We left after one night and we found and excellent hotel closer to Republic Square for 13 euros more per night but with a real breakfast included !
   I would recommend to the owner to close the place when she is not around and for the future guests to check who is there !
