This was yet another trip to this B+B, a favourite of my friend and I. The room as always was spotlessly clean, very comfortable and with all the home comforts needed for our stay. Breakfast was delicious as always and the hosts are very genuine people, we now call it our home away from home, and have already booked another trip in the spring. Highly reommended.

I don't often leave reviews, but Steve and Jayne's B&B was the perfect place to stay for a week. Both extremely friendly (great football chats with Steve!) and kind without ever being overbearing.

A quiet B&B, close to a great beach for morning runs, a comfortable bed, fantastic fresh breakfasts each morning - the sort of place you are a bit sad to leave!

I will definitely come again, either for business or pleasure!

If you want to stay in this area, then this has all you need.  Friendly, comfortable, brilliant. Easy walking distance of beach, ferry and restaurants in the area. Plenty to do and see. Thank you for sharing your home with us. 

I stayed here for one night as meeting up with a friend , I had a spacious twin room which was spotless , I was impressed with the attention to detail , there was everything one needed from the bottles of show gel , to the tea/coffee, there was even some nice chocolate mints. There was a handy  fridge on the landing where guests can store your own drinks. Breakfast was excellent and the B&B is a short walk to Avon beach, plenty of space to park. I would certainly book again.

The owners were attentive and friendly and you felt a valued guest.

When booking,  book direct with the B&B especially if a single traveller as get a better room rate especially if sole occupancy.

Hosts Steve and Jayne are the perfect hosts, and the property is spotlessly clean in all areas. 
There are 3 guest rooms upstairs, we stayed in the twin overlooking the garden. We were gold it is the smallest room available, but found it perfectly adequate after Jayne offered to store our empty cases until needed at departure time.
The tea/coffee tray is stocked with everything you can think of, including bottled water.
The ensuite was beautiful, again everything provided right down to cotton buds!
Breakfast was exceptional, with a choice of pastries, fruit, cereals, yoghurt etc., and a great hot food menu (all freshly cooked). Had the Full English every day and my request of fried bread just added the final touch.
Location is great, with free off road parking in front of the property.  2 minutes walk to the beach and a  selection of pubs and restaurants within walking distance. 
Local bus stop right outside running services to Bournemouth, Lymington and the surrounding areas. Would  definitely stay here again if visiting the area.

We stayed at the Waters Edge in July/August 2018 for my 50th birthday. My wife and I love Mudeford but couldn't book our usual place for the week we wanted. We remembered a elderly couple we'd met a few years earlier had stayed at the Waters Edge and highly recommend it. We took a chance as it wasn't far from our usual venue. We had always liked the look of the location and hoped we wouldn't be disappointed. This was probably one of the best choices we ever made. Jayne and Steve are a lovely couple and made us feel welcome from the minute we arrived. The room was clean and tidy and had everything we needed for our stay. Most of the guests had stayed before and all had plans on returning. Breakfast was perfect and cooked to order. Steve's fresh fruit and plum compot was exceptional. We hope to return to Mudeford within the next year and would love to stay at the Water's Edge again.

We received a warm welcome and shown to our room which was very comfortable and nicely furnished. The shower room was spotless and there was plenty of hot water.
There were nice touches, bottles of water, and a fridge on the landing to cool them in. Biscuits with the tea and coffee. The cooked breakfast was excellent and there was fresh summer fruits as well as cereals. We both had a good nights sleep.
