I love that place Lyn and her family make you feel like family clean affordable great food and perfect beach when you see the front restaurant you would be very surprised to see the nice rooms in the back and great beach 

At very first sight, there is nothing special in the front view. But going behind the counter, there is a small path heading to the open sea, it make us quite surprised. The rooms are in left and right, also some rooms open to the sea. 
The prices may varied to location, 2 of us picked room 4th in the right side, for Saturday, 300k Vietnam dong (14USD). The room is clean, with air-conditioner, refrigerator, one locker and of course, hot water.
 I see there is a small bar near the sea, but this time, maybe low season, and there is noone playing music or selling beverage at night. 
In early morning, you can see the fishermen pullling the nets to catch fish, quite impressive. Maybe this scene didn't change for long long time.

The place doesn't look promising when you look at the front entrance, but one you get inside it's clean and nice. Rooms are clean and modern as well as the garden. Beach is nice and quite with palms, umbrellas and beach chairs. You can purchase beer and drinks for the same price as in nearby shops which is really cool. Overall good value for the price. You will need a motorbike to get around as the place is located close to Mui ne not the Phan Thiet where all fancy resorts are located. 

When you arrive here you'll see an old restaurant that doesn't look good. But as soon as they bring you to the guesthouse behind the restaurant you will be surprised! It's a beautiful new white building, with a nice garden and direct located at the beach.
The rooms are clean, and they all have a balcony where you can sit. The food in the restaurant is good and you can also rent a motorbike here (to see the sanddunes for exemple) or book your bus. The bus they booked for me to Dalat was not really good: a local bus that raced over the narrow mountainroads, so you can probably better book your bus  anywhere else (for exemple at Hanh cafe, a good bus company). But for the rest I will recommend this guesthouse to anyone who planned to stay in Mui Ne.
