We needed somewhere to stay last minute and found a double room here .. it was spotlessly clean and the bed super comfortable. The owner was a nice friendly guy .. we will stay here again if we are in the area

Last minute booking 

This guest house is very reasonably priced for Newhaven and, with its close proximity to the ferry terminal and the main bus route to and from Brighton, it has, I feel, the potential to do very well. There needs, however, to be a little more professionalism about the way it is maintained. Weeds on the front patio, some as high as 2 feet, did not a good first impression make, and nor did a dirty bath and bathroom floor and a cobweb at the top of the shower screen. Surely it makes good business sense to address these issues when a paying guest is expected. 

This said, the room was cosy and quiet and I would stay here again. I would just like to see it given a little more of the TLC that it definitely deserves.

Newhaven Lodge

Due to circumstances I had to quickly book a room for Friday night 13/7/18. The advertisement offered breakfast ,but on payment completion,stated that no breakfast was included. Ok,we don't usually eat breakfast. The room was clean and the bed comfortable. However, there was no toilet roll and toiletries. The room was on the ground floor in the front of the house. The noise was tremendous as the house is on a main busy road. We could not sleep with the windows open. In the bathroom the main sewage stack from all the upstairs rooms was situated next to the toilet! It could have been blocked in! You could hear all the upstairs usage! If you get my drift! Also by the window was the main fuse box. This also was not secure. Car parking was an issue. All nearby roads were parked solidly and this caused problems with unloading the vehicle. There was a public car park about 5 minutes walk away but it was quite secluded and I did not wish to leave my car there all night. Also I would have had to return the next morning by 9am. I travel a lot . I felt that the room was over priced for the standard and I will not br returning here.

Too much money for one night stay

Be carefull booking this one. The only B&B I’ve been to that doesn’t do breakfast ?!?! Didn’t find out until we got there and paid £170 for two nights !! Rooms were clean and hotel location was great for town centre but had to go out and buy breakfast adding to an already expensive two nighter.

The most deplorable, run down, mouldy, stinking, unsafe place I've ever stayed in. The so called manager!? " who actually owns the hovel" was so aggressive towards us when we asked for clean bedding that we were told to get out? That time of night we had no where to to go, so we sat on a chair and our suitcases all night. We couldn't stay another night, but was lucky to get a tent in YHA. I've reported the property to Lewes health and safety, so with any luck🍀 He will be closed down or made to make the property safe and clean. 

Worst B&B ever.

I was unable to cross from France due to a train strike. I rang and cancelled my booking as soon as I knew that I couldn't come. (lunchtime the day of proposed stay).I was stuck in France half-way through my journey to Dieppe.  I received no sympathy from the rude man at the end of the phone. I said that I assumed I would lose my deposit of £20, on the £60 cost. He just grunted. I later found that my card had been debited for the rest of the money (£40). I rang and queried this and was told that I had not cancelled over 24 hours before. I was not aware of this requirement, but pointed out that a) I had been prevented from arriving, and it was not my choice and b) I was not advised that they would be debiting the rest of the cost. The rude man said that I had not asked. I said that I had said when I cancelled, that I actually commented to him that I assumed I would lose the deposit and he had not corrected me. He said that he hadn't told me that he WOULDN'T be debiting the money either! I gave up. This is the worst attitude I have ever come across. If the terms of the booking entitled them to the full price, ok, but they should have told me what was going to happen, and the general rudeness of the man on the phone was appalling.

Do not contemplate staying in this BOGHOLE. Scruffy and grubby. The only decent thing was the bed which was clean and very comfortable. No fridge in bedroom despite being advertised. Pet friendly but tried to charge us an extra £10 a night for the dog. No mention of that on booking form - had to settle for £5. The cold water tap in bathroom sink stopped working on the first night.and I was told it would be fixed the following day but was still broken when we left four days later. There was an open 13amp socket in the bathroom - totally illegal. Much of the other visible wiring seemed to be secured with insulation tape. The breakfast room was dark and dismal even with the light on. Neither the tables or floor were particularly clean and there was a 'shelf' of cobwebs above the external door. Breakfast itself entailed a choice of 3 cereals with out of date semi-skimmed milk from the fridge, semi stale bread for the toast with out of date butter portions. Jam and marmalade did not appear until our last day. For this we were charged £10 a night over and above the advertised rate.There were unpleasant odours at times on the stairs and landing. On the whole this was not a pleasant stay at all and my advice would be to steer well clear.

Dreadful

We stayed 15th April for 1 night...after we had been in the place for 5 minutes we were asked for payment then to be told there was no breakfast even though this was supposedly included. It advertised robes slippers shampoo conditioner non of these were available. There was wifi. Bed was 2 singles even tho we had booked a double room. Bed was uncomfortable. It was very noisy outside and loud noises coming from the room. Had to leave the key inside room so I dont think there was anyone on duty during the night at all which is a worry if there had been a problem during the night. No on street parking nearby. Best thing about it was leaving.

1 night stay

We booked this as it was close to the ferry terminal. Information received via email was prompt when we enquired about parking. The car park is a short walk away from this 'hovel' oops 'hotel'. On arrival the car park was swarming with youths running around so it was with some trepidation we left the van we had hired.
On arrival at the hotel we thought it not very clean, our room being upstairs we noticed on the way up the stairs that the first floor landing had a bare light bulb sitting on the floor lighting the way. (A definite fire hazard)
We had a twin room as when we did our booking we were told no double available but as it was only one night we didn't mind. 
The room was not very clean and the toilet had a turd in it (this had obviously not been cleaned after last guests. The beds where comfortable enough but the pillows might as well have been house bricks they were so hard. I didn't sleep with mine. 
The shower was dirty and had mildew, the grouting very dirty.
Breakfast consisted of toast and cereal to which you helped yourself. The toaster looked like it had never been cleaned and the first crockery I picked up was chipped.
The only good thing about this place was that we were close to the ferry terminal for our morning crossing.
I would not recommend this place nor would I stay here again.
It was not too expensive but I have paid less for other places that may have been dated but have been clean. 
There was no-one on site or I would have demanded a refund and gone elsewhere, even sleeping in the van would have been preferable.

Avoid

Rooms were not cleaned up at arrival, even afterwords still not clean.
Carpet, bed sheets, …. nothing to feel good and welcome.

Minimal breakfast by self service, open cereals of unknown age.

Cannot recommend stay if not essential for no price.
