A very good value B&B in a great location for visiting the surrounding area. Our bedroom had views across the valley to towards the Falmouth Estuary. A cosy clean room with tea & Coffee and ensuite shower. Quiet nights sleep.  Lovely freshly cooked breakfast. Wi-Fi worked well and plenty of parking spaces. The highlight of the visit was the friendly and helpful hosts who made you so welcome and did all they could to make your stay comfortable. Ideal location for visiting the Penryn Campus and graduation ceremonies.

Couldn't have asked for more helpful and friendly stay. The owners are some of the nicest people you will meet. We stayed for 5 nights and the room suited what we needed for a very fair price. I would happily stay again and the location is excellent.

What a great few days.  Hosts very friendly and knowledgeable about surrounding area.  Breakfasts excellent, keep you going all day.  Nothing is too much trouble.  Rooms immaculate. Well situated for travelling around this part of Cornwall.  Have stayed before and will certainly do so again. Amazing place.

Chris and Bev excellent hosts and even gave me a birthday gift and card on arrival.

We stayed here for my 21st birthday and loved every minute! Lovely owners who made our stay even more enjoyable, and it was lovely to wake up to a birthday card and chocolates left on our breakfast table! Great quiet location close to town centre, and a delicious breakfast every morning. Owners couldn't do enough for us, thank you Chris and Bev :) x

We recently stayed here for 1 night while attending a friend’s wedding. Bev and Chris were welcoming and very flexible and helpful, letting us check in early as we had the wedding to go to. Room was clean and bed comfy to sleep in. Breakfast cooked to order and nothing too much trouble. Would definitely recommend and would come back to if we were in Falmouth again

Arrived here Friday lunchtime for 3 night stay and we were greeted by the owner Bev who walked out to meet us at the car (nice touch). Bev is so warm and welcoming. Showed us to our room and left us with a room/front door key. Room was immaculate and breakfast was delicious. Set in a stunning and very peaceful location. Bev recommended a great nearby pub (lemon arms at mylor) where we shared a delicious seafood platter. Early on day 3 girlfriend spilt nail varnish all over crop trousers. Found nearest supermarket for stain treatment but still needed change of clothes. Whilst we were out Bev washed trousers. Typical can't do enough for you she always goes the extra mile. Forgot to mention stored beer fruit etc in her fridge for us. Not enough superlatives in dictionary to describe her.

Perfect base to access the Lands End area and it’s attractions. A simple clean venue with tremendously friendly owners who are very active in making your stay comfortable also providing useful snippets of information on various places and other useful knowledge. 
Room clean big enough. Our room had usual shower toilet etc and a large useful built in closet. 
One thing you really need your own transportation as the local taxis are extortionate and there is not much in walking distance without a hill involved. 
Quiet adult friendly location.


My hubby and I have just spent 4 days at Bay view while visiting relatives who live in Penryn. We had room 2 at the front of the house which had a lovely view of the country side. The bed was really comfortable which helped us get a good nights sleep after a busy day. Chris and Bev are lovely,  charming hosts and can’t do enough to help your stay be as comfortable as possible. Breakfast is cooked to order and they even going as far as cooking a Slimming World breakfast !! 
The roads in and around Penryn and Falmouth are steep and narrow which sometimes made driving difficult, so a couple of times we took advantage of being able to use our over 60’s bus pass to get about which took all the stress out of travelling. 
All in all we had a brilliant stay and plans are already being put in place for a longer,  return trip next year. 


You're assured a warm welcome, a comfortable bed and a fantastic breakfast.  It suits people with a car best as the road up from Penryn is quite steep and there's no pavement.  One day I left my car and walked to Flushing then took the ferry over to Falmouth.
