We spent an enjoyable night in Lincoln and 202 is a great base for your visit. With the help of a parking pass provided free by the owners it was possible to park in the street outside. They are very welcoming and we were very pleased that our Dog Owain was made welcome too. The guest house has great facilities and our ensuite room was perfect with everything we needed. Breakfast they next day couldnt be faulted with a great English cooked breakfast as well as toast coffee, cereal and fruit juice. They really go the extra mile at 202 and the walk into town was a pleasure.

This is a perfect guesthouse, it is dog friendly with no extra charge for dogs unlike some,Steve and Elaine are brilliant and friendly,beautiful clean rooms, comfy bed and fantastic breakfast, will definatly reccomend and stay again when in that area.

202 was excellent value for money, including a lovely cooked breakfast. The room was very clean (lovely clean and soft bedding and towels). We arrived on a Saturday afternoon in November and got parked just down from the guesthouse (parking permit included). It’s about 15 minute walk to the edge of town. 

Spotlessly clean and well presented, comfortable, quiet, well cooked breakfast and great value. Shared bathroom that was next to the room and very clean and presentable..I wish more guesthouses could be as good as this.

What an amazing welcome from Steve and Elaine, it gave our weekend away a brilliant start!
We appreciated the personal touches,the cleanliness and amenities in our rooms which is so important for two ladies who were away from hubbies for a couple of days!
Steve and Elaine made sure we were comfortable and happy before leaving us to our own devices and I will definitely be booking at 202 again! Thanks to you both, Maggie and Tracey.

I stayed there in early Sept, I stopped in a single room which was nice, I was only there for one night and just needed to put head down after a night out, in the morning I went to the dining room and breakfast was very nice and needed, the staff were all very friendly and welcoming, thank you for a nice stay👍

Having stayed in two different accommodations in Lincoln over two nights, the contrast was unbelievable (the other place shall not be named :().  This guest house was jaw dropping fantastic. From the warm friendly welcome we received on arrival, to the spacious and clean room to the lovely breakfast the following morning, I cannot recommend this place enough.

The owners cannot do enough to help (as parking can be limited outside) and the guest house (which is actually two properties 'knocked through' into one) is certainly bigger on the inside, with large , modern furnished rooms taking advantage of the space.

You can tell the owners take great pride in the presentation of the property - as their well kept garden and flowers will portray.

As you can probably attain, we have booked here again for next time...

We have stayed a few nice places but this was lovely good location, plenty of parking places, room was lovely comfy bed and really clean. Elaine and Steve who owns the b&b couldn’t do enough for you such a lovely couple. We couldn’t get a taxi so Elaine offered to take us in town we thought that was lovely of her, the breakfast was excellent definitely be coming back and definitely recommend this lovely b&b to people.

Just left 202, great place to stay. Very comfortable and clean . Lovely breakfast and friendly service. The beds are very comfortable , and outside wasn’t noisy considering it’s near Univercity students accommodation. Will return. 

Visited 202 during the hottest August in living memory and stayed in possibly the most humid room in the property. We were saved from melting however by an effective fan and an excellent shower.
Our hosts were extremely friendly and very helpful, to the extent of offering us a lift when our cab was late. They laid on appetizing and varied breakfasts.
The price for 5 nights was probably the best value for money anywhere in the city.
