Stayed for one night to attend an event at the John Charles stadium had a triple room for £60 other hotels in the area 40-50 more around the area. Good welcome and private off road parking which is gates and secure. Doesn’t offer breakfast but a pub directly opposite that is cheap and cheerful.

Only really slept here so was a short stay apart from the noise of traffic sleep was uniterupted. Good for one night!

We had a family room. This is a basic guest house which is clean with everything working. It isn't a B&B as it doesn't do breakfast so a name change would be a good idea The double bed we used had a mattress protector (Alex Polizzi would approve!). The bathroom was clean and everything worked but some of the fixtures were a bit wobbly and some of the plumbing is on the DIY side. Despite being next to the road it wasn't noisy. There is secure car parking (Tip - don't park under the "sticky" tree). Tip - there is a bus stop right outside that takes you into the city centre (fare only £1.60 May 2018). The guy managing/running the place was friendly and helpful.
Would we stay there again? Yes.

Basic clean accommodation with friendly staff

Booked this at very short notice as we needed somewhere when we were in Leeds. Looked like a bail hostel and not in the fanciest part of town, but in its defence, the room was clean and the man in charge was decent and helpful.  A bit noisy with traffic outside, but car park seems to be fairly secure. Didn't see any other guests. I have stayed in much worse, and the experience is reflected in the low price. It's not terrible, but it falls short of average. I suspect it may have been cleaned up a bit since some of the other reviews have been done and maybe a new owner. I suppose I would use it again if I needed somewhere on a budget or at short notice. 

As basic as it gets

Basic but nice, very easy to find and ideal for visiting Leeds for a concert.No food laid on but we could have gone to local cafe if we was hungry.Off street parking which was a fantastic additional amenity.

I booked to stay here for two nights we had booked for two rooms for two nights when we got there they gave us a double room with a double bed and one single bed and they second room had two single beds and then I went to see they person that was working there he gave us two more rooms which was room 9 and ten on they top floor my eldest step  son woke me up at half past in they morning saying that was a leak in they roof and I looked at him and all his hair was wet and then looked at they bed and both pillows and sheet and mattres was wet so I took pictures and then I went to see they person was working that morning he come up and they was no leak and then his boss come and said he said that something had been spilt on they bed I said nothing has been spilt on they bed I said to him I have got pictures to prove it and he said I don’t  care if you have got pictures and he said if you leave at ten o’clock that morning he said I will give u a full refund but I spoke to they owner and she said she can only issue fifty five pound refund we had booked to they from they 14 th December and for it advertising as a bed and breakfast but they don’t do breakfast how can they advertise as a bed breakfast it is in a poor state and they staff are very rude

No breakfast on offer whatsoever. The staff didn't give us much of an explanation of how things worked. Not too many places nearby to eat. Beds were uncomfortable and as such didn't get much sleep. The door didn't lock properly so when we went out for food the door didn't shut properly so when we get back to the room we found didn't need to use the door key because the door hadn't shut properly. There's no storage space for clothes or anything. we stayed in a 3 person room. the double bed was in a small space which was rediciulous as there was no room to move or put stuff. The advert says flat-screen tv in every room. What we actually found was a small tv in the corner of the room by the double bed and the one by the single bed didn't even turn on. The shower is unsafe as the door only opens a little bit before hitting the sink and when i used the shower the water was cold but when my girlfriend used it the water was hot. Would not stay here again. Can see why the rooms are so cheap.

Wouldn't stay here again

Not a B&B because they don't do them, would not have stayed there if we had known. When we left there was nobody about to leave the keys with, had to leave them balanced on a fire alarm box. Bed was comfy and off road parking was handy.

Breakfastless B&B

The worst place we've ever stayed! Should have health and safety checking on them, how it can be termed a B&B when it doesn't provide any food is a joke! Damp room, a kettle but no cups, tea, coffee, milk or spoons. Absolute disgrace!!
