I had a 4 day stay on arrival I was met by a lovely lady whom later I found out was the owner, and she was indeed very much welcoming, room 4 where I was, was clean and to be fair immaculate. Fresh towels were provided daily as were plenty of tea and coffee

Working in the area

I booked this guest house for a Friday and Saturday night single occupant. I stayed in a twin room with a shower. It was reasonable for the price that I paid, and cheaper than others. It’s close to town and just 5 to 10 minute walk and About 15 minutes from the seafront, all at a leisurely pace. No cooked breakfast, but cereals and drinks were available. Easy to walk down the road and there are several places you could get a good breakfast. Parking for 3 cars only, so 1st come 1st serve. It was reasonably clean. I briefly met the owner for a couple of minutes when I arrived, and then again to hand in my keys when I left. I classed it as average, as there is nothing really special about it. It’s clean, friendly and reasonably priced. All you need really.

You're assured of a warm welcome, there is a continental breakfast between 8-9 but nothing more. There are two free parking spaces outside the front and it's a ten minute walk into town. Beware though the walls are rather thin so any amorous groaning next door will be crystal clear to hear! 
My room was clean and tidy as was the b&b throughout.

My partner booked the room as a nice weekend away for us without the children. When we arrived we managed to park on the driveway which was a bonus. On getting into the room we were a bit disappointed at the size as they had clearly taken some of the room away to make another room and also the en-suite was built in the room too. There was nowhere to  put your makeup bag/perfume/straighteners etc as there was no dresser or shelves. The weather is hot so we opened the window but the road is so noisy I didn’t sleep at all, when you closed the window it became too hot and the ceiling fan didn’t make any difference. When we went down for breakfast the only thing available was cereal we spoke for the owner and she said that booking should have said she wasn’t doing cooked breakfast anymore, I mentioned that even a toaster for people to make toast would be a bonus. We said we had stayed at places that did not cook but the continental option was good as they had a fruit bowl, yoghurt, toast etc so there was plenty of choice. Good location just a shame We felt disappointed.

I was supposed to stay an the room got double booked, had to find alternative  accommodation not impressed would not recommend , when I booked a room with double an ensuite facilities I expect to get , if I never had all relevant documents  showing I would have incurred a charge , be aware
