Tarn Hows provides very comfortable accommodation, teamed with a great location and friendly hosts. Definitely recommended for a solo trip.

Very comfortable and friendly guest house in Keswick.    Delicious breakfast.  The beds are comfortable, everything is very clean and this is our 2nd year running we’ve stayed there.    Would highly recommend
My friend had an emergency while we were there and ended up in hospital.   The owners Julia and John went above and beyond to help me in the situation, Julia even offered to drive me to Whitehaven Hospital late at night if it became necessary to pick up my friend.    Their concern and kindness was so much appreciated.

Absolutely beautiful B&B. The hosts were amazing and so friendly too. Our room was wonderful. Decoration was top class. Breakfasts were delicious. Only a stones throw from the centre of town. Would definitely stay there again. Michelle & Mark Davies

I have stayed at Tarn Hows a few times now and I hopefully I will get to stay there again soon. Julia and John are always extremely welcoming. The rooms are very comfortable, spotlessly clean with great en-suites. Breakfast too is first class and with lots of parking available in their own car park and located close to the centre of town for access to everything it offers I can thoroughly recommend a stay here.

A perfect place to stay.  Extremely clean.  Delicious breakfast with lots of choice.  Comfy beds.  It's also in a great location.  5 mins walk from Keswick centre and has car parking. We have stayed several times and Julia and John always make us feel very welcome.

We have stayed here several times. Fantastic luxury bed and breakfast. Very clean and comfy.  Excellent breakfast and lovely hosts. Private parking is a big bonus. Good location for the centre of Keswick. 

Just back after a 2 night stay to complete some wainwrights, I was in room 11, nice single room, very clean, comfy bed and pillows, good quality towels, tea / coffee other options for hot drinks in the room. Breakfast was excellent, really good quality products which are delicious, a very small detail, my bacon was slightly over cooked both mornings, not a big deal as I emptied the plate both days. Lots of cereal, fruit, juices. Lovely touch from Julia who dried my walking boots for the next day as it was very wet on the fells, waiting for me in the morning. I had minimal contact with John & Julia, but came across as lovely people, handy for town centre with off street parking, I would definitely stay here again.    

Just returned from a great 2 night stay.
Managed to get street parking as we turned up quite a bit before check-in time, and no one was home, but there is a decent carpark at the rear of the property.
Stayed in room 8. Top floor room.   Well equipped room. Toiletries, hairdryer, tea coffee, etc. Lovely clean white towels and even the thoughtful touch of a makeup removing flannel. 
Breakfast was delicious.  Chosen the night before.
Cereals, fruit, yogurt set out for you. Freshly cooked breakfast, lively and hot, served to your table.
Just a few minutes walk from the lovely Keswick, near by is the cinema.
Shame we only stayed 2 nights as really enjoyed our time here and would definitely chose to stay here again.


I stayed at Tarn Hows for 3 nights at the end of June as part of a Lake District walking break. Everything was actually better than I had hoped for, I had a very quiet and comfortable single room with en-suite shower room , lots of hot water, excellent breakfast and everything very clean. The location is perfect for lots of varied walking routes and also within a few minutes walk of all Keswick’s numerous pubs and restaurants. Julia and John were very friendly and great hosts, John is obviously a keen walker and took a genuine interest in people routes for the next day, offering travelling and parking advice. There is offstreet dedicated parking for guests which I found a real plus. The weather  was changeable whilst I was there and Julia was happy to dry my wet clothes and boots and they were folded ready for me to collect the next day , fabulous. Overall I thoroughly enjoyed my stay and would say that the pictures on the Tarn Hows website do not do it justice and I look forward to staying there again soon  and would recommend it to anyone .

I stayed at Tarn Hows Guest House for fourteen nights stay and can wholeheartedly recommend it, excellent very clean accommodation in a lovely quiet location! Excellent quality breakfast with a good variety of options. You can come and go throughout the day which is always beneficial if the weather is changeable!

FIRST CLASS KESWICK B&B

Excellent guest house and location for a stay in Keswick.

Arrived Friday afternoon, parking is at the rear of the property,was greeted by John, the owner ,explained all the bits and pieces,we were on room 10,and our daughters were in room 2,rooms were very clean to a high standard, bathroom we equipped, shampoo etc,good choice for breakfast  done on a pre order form,breakfast was excellent, only stayed for 2 nights,I would well recommend this B&B ,this would be our choice for a return visit so many thanks to John and Julia, Gail and Peter from Wallasey

Birthday weekend

Stayed here for a week in summer 2022 with my son sharing a twin room.  Delicious breakfast to order each morning and took into consideration my gluten intolerance too.  Nice clean room, private bathroom and friendly owners.  Car parking at the rear of the property was very welcome being so close to Keswick.  Going back again in winter.

Great guest house with parking near town

Spotlessly clean bnb. Very quiet location. My only negative is breakfast.  We felt like unwelcome intruders. You book Yr breakfast and time slot the previous day on a form in the lobby, great idea. As on holiday we chose the last slot 8.45, if you want Yr guest to be finished there breakfast 9am sharp  then maybe you need to revise this form and timings so your guessed dont feel awkward.

June break

I stayed here for three nights with some friends as part of a walking trip and we felt that we had hit the jackpot. 
We normally use the local campsite for this trip but decided that we would like the luxury of a B and B. This place is immaculate for the price. Rooms are small but clean and comfortable. The shower was perfect for my needs and wi Fi is adequate. 
They offer a good selection of food for breakfast which is cooked fresh with local ingredients.
Contrary to a previous review the owners could not be more friendly. John is an experienced walker  and is keen to share his knowledge with you if required. 
The location is a short walk into the town centre and they have a free car park at the rear of the premises. 
We will be returning without doubt!
