The staff are super sweet and friendly and made us feel very welcome. 
We stayed on the too floor at the back which was quiet but the stair were a killer as we are both getting on.
Room was clean and bathroom spotless.
Bed was very comfortable.
Ideal place to stay to explore Brighton.

Exceeded our expectations. We had a lovely stay here while I was taking part in the marathon. Our room was very clean & well looked after. Lee, the owner was fantastic. So friendly & welcoming, nothing was too much trouble. On returning to our room after I had ran the marathon, I had been left a congratulations note & a gift which was totally unexpected and a lovely, thoughtful thing to do. We did experience a small amount of noise from the guests staying above us on our first night (we had absolutely no problem at all with this, its to be expected on holiday), however, Lee again left us a note of apology & a gift which wasn’t needed, as it wasn’t an issue to us. She made our stay that little bit better than it already was & we thank her for that. We will definitely be staying here on our next visit to Brighton.

Lee was a fantastic host, warm, cosy, clean and best of all the roll top bath!  Was a right treat!  Very central to everything.  And most of all quiet!  Didn’t hear a peep from anyone!  Will be coming back!

We spent a weekend here, the walk from the station is fun with plenty to see. 
We were met by Lee when we arrived and shown to our room. 
The room had a bed bath and shower with a separate toilet. 
The room was clean and the bed comfortable. 
Wouldn’t hesitate to return. 

This is a great little hotel, we were in room 4 and we had our own shower and separate toilet. The shower was a nice large size. All was very clean.  Tv, towels, cups and saucers, hairdryer, use of iron and ironing board. The room was compact and perfect. We stayed for two nights. Close to the sea front and the town centre was not too far away. We had our bed made and fresh bottled water on both days and new biscuits. They also kept our luggage for us when we checked out so we could go shopping. We would definitely recommend, and we will be back to stay again.

Close to Lake Michigan. Only a few blocks from the Badger car ferry. Jen & Dan were great hosts and Jen prepared a delicious breakfast. This beautiful old home still has much of the original structure. Our room was beautiful and met all of our needs.  Beautiful neighborhood, close to restaurants and shopping.

Stayed here a couple of weeks ago. Lee the owner is a lovely lady, very helpful and friendly. Great having a room with a bath in it. It was my husband’s birthday and she left 3 pots of chocolates for him. Great location Will definitely go back soon.

Booked this hotel last minute direct with Lee. Lovely little guest house great location clean room really comfy bed not quite sure what others have found to complain about. 

Lee was really helpful and a lovely lady. She arranged a room on the first floor for us, sorted out our parking permits and we were lucky to get a space right outside the door. Lee was easy to contact if we needed her. 

Would stay here again when visiting Brighton.

Stayed here for a long weekend. The hotel is in Kemptown (Gay District) and is ideal for local bars, beach and pier. 

The hotel was clean and welcoming, with the owner living inside the hotel in case you need anything. 

I would recommend staying here however, the rooms are too small for longer that a few days.

Perfect location 

My daughter and I stayed here for 1 night on a Saturday. It was cheap (£96 for the night - no breakfast) so wasn’t expecting much and had read the reviews. We had a room with a shower unit within it. The room was very small but was clean and warm and the bed was comfortable. However the walls are VERY thin and my neighbours were not shy. So I heard everything they got up to - which woke me up in the early hours. The owners also really need to think about repositioning the headboard in that room. Thankfully my daughter didn’t wake up. So if you book here you’ll need to consider this, either for you or your neighbours! The location is fantastic and I purchased a 24 hour parking permit from Lee for £10 and was lucky to find a spot outside the place. It’s good for a night - I wouldn’t stay longer l, I’d pay more for somewhere else.
