Ian and Tracey offer the warmest welcome into their most delightful house. Nothing seemed too much trouble and everything seemed to be thought of. Our room was immaculate and very well equipped even containing a small drinks fridge. Despite being so close to the beach front and town centre the setting was so tranquil leading to a fantastic nights sleep aided by the best pillows ever. The breakfasts were superb, even here the attention to detail made for a pleasant and relaxing experience setting the tone for the day. A safe and secure parking space to the rear offered peace of mind having off street parking. We hope to return in the new year for another fantastic weekend.

What an absolute gem! The Swallows, is everything you want and more! Phil was so accommodating, due to our late arrival. Nothing was too much trouble for him. From arrival to departure, we felt spoilt. The food is very well presented, plentiful and delicious. The room was spotlessly clean and so fresh looking. We were even privileged to have a sitting room to ourselves. I would definitely recommend The Swallows to stay. This is by far the best B&B we have stayed at in Exmouth.

Excellent, accommodating and simply the best!

Wonderful week spent at The Swallows the breakfast was amazing lots of fresh fruits followed by a good hearty cooked breakfast, the breakfast room was finished to a high standard over looking the garden.Bedroom was modern light and airy,spotless,complemantary toliterries, good choice of teas, coffee, drinking chocolate. Ian the host  was informative on the local area with a good personality.The BB  is very central easy to get around without a car.Exmouth is a delight with many good restaurants.

We have just returned from a 4 night stay at The Swallows. Ian and Tracy could not be more welcoming and helpful. Nothing was too much trouble. We had the double room which came with the bonus of our own adjacent lounge - ideal for watching the Euro's football on a decent sized screen. The bedroom and ensuite has everything you might need including toiletries and refreshments. We have never seen a greater breakfast choice of cereals fruit and jams to accompany a delicious cooked breakfast.

 Located within a quiet residential area it is an easy  pleasant walk to the beach or town. The other guests we met during our stay were back for their  third visit - I think that says it all! We can certainly whole heartedly recommend The Swallows Guesthouse.

Great guesthouse

We recently had a three night stay at the Swallows Guest House in Exmouth which was the ideal venue for us. The guest house is owned by Ian and Tracy who are perfect hosts and nothing was too much trouble for them. The place is spotlessly clean and beautifully decorated - mostly down to the skills of Tracy who is very artistic. 

Our bedroom was probably the smallest of the those available but was very well appointed and the bed was so comfortable. The bathroom and shower was immaculate and had lots of toiletries and lovely fluffy towels. In our room, there was tea and coffee making facilities with a wide range of drinks - coffee, teas, drinking chocolate etc.
   
To compliment our room, we also had our own private lounge. This was light and airy and furnished with a 2 seater settee and two very comfy armchairs along with a coffee table, large flat screen TV, fridge and small library of books and games.

The breakfast was just something else with a wide range of cereals, fresh fruit and yogurts. The cooked breakfast was all made to order with nothing cooked in advance. What more could we want? 

Car parking was at the rear of the property but access is a little 'tight' though we managed (with care) to get our mid size SUV through.

In our opinion, the Swallows Guest House is, by far, the best we have stayed in and certainly intend to return.

Wow! What a great place to stay.

We stayed with Ian and Tracy last year and enjoyed their hospitality so much we just had to come back. They are the best hosts you could possibly wish for. The house is tastefully furnished, comfortable beds duvets  and pillows the linen perfect great shower and everywhere spotlessly clean. Lovely little extra touches such as the toiletries, extensive tea tray, fridge in the room not forgetting the sofa in our room!
The breakfast is superb - absolutely everything you could possibly want to start with - fruit, cereals, juice and yoghurt but make sure you leave enough room for your choice of cooked food. Fantastic!
The house is perfectly located just a short walk to either the sea front or the town and bus stops are close by.

What an absolutely amazing experience staying at Swallow B and B was!
The breakfast was outstanding and should be awarded best cooked breakfast in UK, also outstanding selection of cereals, fruits ( fresh and tinned), yogurts ( natural and fruity, jams and preserves, marmite, vegemite.
I stayed in spotlessly clean, fully equipped room ( great selections of tea, herbal tea, coffees, cappuccino, hot chocolate, bottle water, sugar, sweetener, milk.
Very comfy bed, nice décor.
Really enjoyed my stay here, Ian and Tracy made me feel so welcome.
I hope to be back in the future.

A true sample of the best hospitality

Ian and Tracey are the most wonderful hosts. 

I had to reschedule my dates and they accomodated my new dates, let me check in early and were so welcoming. 

Very generous tea/coffee and biscuits and lots of showergels etc. 

The full English breakfast was superb, better than most restuarants. 

Everything freshly cooked and nice and hot, choice of cereals, fresh fruit and yoghurts etc. 

Swallows B&B sets the standard of how it should be done. Ian and Tracey gave a masterclass in hospitality.

Absolutely wonderful place to stay - breakfast as amazing.
Tracy & Iain are such a lovely couple and run a great b&b - we wouldn't consider staying anywhere else in Exmouth.
Rooms have everything you need and very comfortable pillows and bed were Soooo comfortable.

This is our second visit at the swallows guest house and Ian and Tracy are just amazing hosts. The breakfast is outstanding and should be awarded best breakfast in exmouth as nothing could beat it and our room is super clean and the bed is so comfortable you wake up refreshed and ready for a day of excitement here in exmouth. Kayaking, boat trips, train trips to different costal towns …utterly relaxing and just made so much better with two of the nicest people we have ever met in Ian and Tracy ….thank you for another wonderful stay ⭐️⭐️⭐️⭐️⭐️
