Good value for money.The breakfast was to a good standard

I have paid twice as much for hotels that are half as good. This place is an absolute gem.

The room is clean, comfortable and stocked with all the amenities I could have wanted including biscuits and bottled water.  

The staff are friendly and helpful and the breakfast is fabulous 

This was booked as a cheap last minute idea to break up travelling but will definitely come back for a longer stay in the future.

From the get go I have to say that although this is a 3 stars rated place, it gets 5 stars from me!
Party of three, we were expecting something like a small hallway, bathroom and a room with  1 double bed and 2 singles.
What we got was a master bedroom with king  size bed, another bedroom with 2 single beds, a living room  with tv and 2 sofa beds (the Lay z boy type...hint for American  tourists..) plus fridge and get this: a Jacuzzi in the bathroom!
Also complementary water and cookies on top of the expected coffee, milk, sugar and then again, a hair  dryer, an ironing board with a cordless steam iron and did I mention the option to choose a home made all you can eat Scottish  breakfast?

Added tip: party of three or four ask for room 16👍

Amazing budget hotel

The family at AtlasAdventured recommends staying here!
We stayed here as a family of 3 during a short trip to Dumfries. The rooms are small, but there were two beds so it was big enough to sleep us all. Bathrooms and carpet were a little dingy, but I wouldn’t call them dirty. Just well worn. There is an armoire for storage and a kettle with tea and coffee. When checking in and out you have to go to the hotel next door to pick up/drop off your key. Complimentary breakfast buffet is also served next door. The breakfast was the highlight of our stay! Everything was hot and fresh with plenty of options. It was basically a diy full Irish Breakfast! Yogurt, granola, cereal, and toast with jam are also available, coffee, tea, and juice as well. There is parking in front of the hotel, but if there are no spaces available, you are allowed to park next door. Communication with management was good, quick responses and friendly. There are a few restaurants within walking distance, which I would highly recommend calling and making a reservation for beforehand. There are also a few take away places within walking distance, and close to the city center. We would stay here again next time we’re in Dumfries!


Good price and location. Delicious breakfast!

Very comfortable. Accommodation was seperate from the hotel next door where breakfast was served. Breakfast was very good. Pretty central and a short walking distance to the town centre (10 minute walk). Bar seemed to shut early 9pm or so but was not such a big issue for us but maybe for others. Again that was in the hotel next door.

My wife and I embarked on a tour of Scotland and this was our first stop over. 
We had a 2 night stay for a very reasonable price which includes breakfast 
The first impressions of the room weren't good as the room is small and very dated. For sleep quality we would only have given 1/5. The mattress really needs replacing, but that could be our personal choice. This place is a 1 or 2 night stay at most, any longer and I think I'd be seeking a chiropractor 
The shower in room was excellent 
The staff were first rate but the reason we gave the hotel 4/5 was that breakfast really was the best we've had for a while. Excellent and would given that 8 out of 5 alone 
Would we stay here again.... yes if it was only for a short break as the cost of room and breakfast made it worthwhile 

Dated but what a breakfast 

Good clean rooms with kettle/tea/coffee/biscuits/water provided, but not the advertised fridge, in a quiet location, with free parking and breakfast, served at next door sister hotel, where there is a bar as well, some choice of eating and drinking in the area, but more in the town center, 20 min walk away, overall good and quiet stay, would book again if in the area

We booked this very last minute for the bank holiday weekend. Room and breakfast were such great value. Loads of parking. Very quiet area. Felt really safe.

Breakfast was served in the Caledonian. Really filling and served by very polite and friendly staff. Very professional. 

Couldn’t fault it.... especially at the price! Would recommend and will come again if visiting the area.

Lovely guest house. Staff very pleasant. Rooms very clean and comfortable. Breakfast was really nice with a good selection. Around 12 minute walk into the centre of town. My only disappointment was, someone had left dirty cups outside the main front door to the property. They were there when we arrived and when we left. I thought housekeeping should have cleared this up. It didn’t look very nice. We would return though for it’s good value, clean rooms and nice breakfast.
