A lovely B&B in the olde worlde quiet little town of Colyton. It was easy to find as it`s on one of the main streets going through Colyton. Parking was on a pay and display car park behind the hotel but the charge was so low that it really wasn't a problem.
The room was everything I needed. Clean, tea/coffee making facilities, ensuite and with a comfortable bed. And from outside there was absolutely no noise at all. No cars, no planes, no noisy neighbours. It was so peaceful. There was also free wifi and a hairdryer in the room. Russell was very helpful and flexible and the next morning my breakfast was cooked to perfection. I couldn't fault a thing about the place and I`d definitely stay there again.

I and my wife stayed a number of occasions during the summer for work purposes. Lovely rooms with excellent facilities. We had very spacious double room with a huge en-suite shower room. The flask of fresh milk with the tea and coffee making facilities was a lovely touch and there was a wide choice for the excellent breakfast.

Yes it is a bit dated but the low price and friendly owner more than make up for this. Stayed just the one night on the way to my holiday home in Devon. Colyton is a lovely little town with a wealth of history set in the beautiful Axe valley. The bed in my single room was comfy, the en suite tiny but adequate. Russell was happy for me to have an early breakfast so I could leave at 8 am. You only have to ask! Would recommend and would definitely stay again.

Comfortable and clean room if not a little dated. We enjoyed a  Lovely cooked breakfast and my only complaint would be that the coffee was very weak! However, great service and a very friendly welcome.  A good value B&B for a short stay.

Overnight stay

Had to park the car in a paying car park on arrival. Expensive for a single room, more than a double room costs at a new hotel in Seaton nearby. Premier Inn was offering a double room for £26.50 - had I realised I would never have gone to this tatty guest house. I paid £38 a night for a single room in the cobblers. Which is a load of ..........
 
Carpet dirty.  Cupboard for toilet and shower. Couldn't shut the sliding door which is just a louvred door sliding on the carpet. Had to almost pick it up off the floor to slide it open properly. Shower so small that I had no chance to shampoo my hair without it being rinsed off at the same time. Couldn't bend down in it to pick up soap as there was no room to bend.   
TV.  aerial - in this day and age -  didn't work properly! The picture kept flickering. The kettle boiled but had to unplug before I could pour water into cup as the flex was too short.  Mattress very hard and springs sticking up.  I was very uncomfortable all night.  Bedding looks like 70s style.  A few extras to compensate for the old furniture ie Hot chocolate sachet and fresh milk. plus shortbread biscuit.  One tissue sticking up in a box, on Formica MFI unit. Pretentiously trying to be something they will never be unless they refurbish.  
To top it all every morning at 6 am sharp I had to suffer the owner who lived above me, making various noises. Could hear talking, walking around, rattling and scuffling around for two hours before I went down for breakfast which is only between 8.30-9pm.
On the positive side, the owner who seems to do everything took my bag upstairs for me and made a fairly decent breakfast.   I would definitely go elsewhere next time.  Too old fashioned for words.
