Good breakfast, reasonable price, pleasant hosts, the hotel was dated though but comfortable. Our room was tiny & the bathroom could have been much cleaner , we had a resident spider in shower, complete with many webs!  Floor was also grubby in bedroom. However we did enjoy the stay there and were out most of time. Could have been a very charming place to stay.

It was indeed a pleasant stay in Stepaside.

The stay my girlfriend and I had at Pleasant Valley House was overall a good stay. The owners David & Susan were very hospitable, well mannered and offered a range of services/amenities during our stay. Breakfast was included in the price of our booking which was a good way to start the day - even if it wasn't the most generous portions. The location of the guest house is great, around a 5 minute walk through the caravan site down & across the road to the beach and a pub serving food and drink. We drove to many different places during our time here, nowhere on our various days out was further than 40 minutes away.

When we were shown to our room after the short but thoughtful guided tour of the house, we thought it was well maintained and well equipped. However, after being in the room around an hour or so we found it to be rather unclean. Down the side of the toilet was absolutely disgusting, thick with spider webs and grime. The bathroom smelt of damp and must which wasn't pleasant when brushing your teeth or using the toilet. There was a malteaser on the floor under the radiator throughout the length of our stay despite the room being "cleaned" daily. Also, through no fault of the hosts may I add, the other guests staying at the same time as us were not at all considerate to us. We observed a notice asking that noise was kept to a minimum during unsociable hours, which we of course abided by, but this clearly proved too difficult for some of the other occupants. On more than one occasion we were awoken by people talking loudly as they entered the property and slamming doors at gone 11pm. At one point it sounded like the people in the room opposite were unlocking our door and not theirs! I understand this is a guest house and not a 5* hotel, but if we can manage it why couldn't the others?

A decent stay with inconsiderate guests

Following a recent stay here of several nights I'm afraid to say that the cleanliness of our room left a bit to be desired. Cobwebs around window frame, shower tiles with black mould on the grouting and generally dusty. Furthermore although the breakfast wasn't too bad we got the impression that corners were being cut. Cheap frozen catering quality sausages, tinned fruit where once it was fresh(it had been crossed out on the menu) and low fat spread being the norm as opposed to butter again as per the menu. Also poached eggs should be available instead of just fried or scrambled.All small points that would go a long way to a better score.

I feel bad to leave this review as the owners seem friendly but I really do wish I had paid more to stay somewhere else. Size of rooms great but there is a smell of mould or damp and all the carpets and walls are old and ripped. I expected more from £100 a night. Breakfast wa only served for 30 mins so unfortunately we didn't eat there and has to pay on top to eat out each morning as this didn't suit our plans 
Also the shower barely trickled out so I actually waited three days till I got home to shower 

Very old and smelly 

Smell of deep fat fryer throughout and upstairs this is mixed with gloss paint. There was broken and unhygienic bits in the bathroom, the plughole, the tap mixer, shower very small so difficult to bend if your tall or bigger, wooden shelves with old stains etc. Had to even ask to replace toilet rolls, as did another guest. It had very badly placed electric plugs, so they crossed the only and only chair, unsure about the hair dryer but certainly cant plug in to use the mirror. One draw had a horrible old pair of trousers in it. there was gloves found as well. The balcony chairs very rough needs sanding at least and balcony swept. Also having a cigarette smoking point I presumed. meant you cant use the balcony if someone is smoking. nor can you open the windows.   TV loses signal, room not serviced just duvet and towels , dirty tea cups, glasses not replaced just left. The handrail up the steps from the car park is broken at the ends and middle covered by a thorny bush so you cant really hold onto it..

Breakfast is good, but only a half an hour window to eat it. You can hear the sausages getting deep fried so know where the source of that smell is. The staff are very friendly and the bar looks good, we never used it. it seemed more of family lounge. There was a guest lounge not used that either.

The view is excellent and is very peaceful.

Tried leaving a review using the booking site but seems cant get past final submit bit. Wifi is available though a bit slow. Handy as some networks there is no signal
