Good quality accommodation. Full English provided. Friendly host. Free parking on road (with permit provided) across the street. If possible ask for a room at the rear or side of the property. Would be happy to stay again.

My daughter and I travelled from Canada to the UK for a month-long tour in June 2022. During our time in the Lake District, we stayed at Ashleigh House for two nights. At the time of booking, I had advised Dawn, the proprietor, that our train would get us into Windermere  a few hours earlier than normal check-in time, and she was kind enough to arrange for our room to be ready as soon as we arrived. The first thing we noticed was how spotlessly clean the bedroom and ensuite bathroom were. We appreciated little touches like the complimentary tea and coffee provided in the room. We slept really well on the very comfortable beds. The cooked breakfast was generously sized and delicious. The property’s location was perfect for us – just a couple of minutes’ walk from all the shops and restaurants in the centre of Windermere. We will absolutely stay at Ashleigh House again whenever we have the chance to return to the Lake District.

The hotel is a warm and welcoming place.  The room was very clean and simply yet tastefully decorated (it has had a refresh since some of the pics above were taken.)  Fantastic breakfast and very helpful owner.  Would recommend!

This place is in a fantastic location, right in the heart of Windermere. The room was clean and spacious. My host Dawn was extremely friendly and couldn't do enough for me,accommodating all my dietary needs. I will definitely be returning. Thanks for a superb stay.

We stayed here last month as a little getaway. It was absolutely fantastic,  great breakfast, cosy room with a gorgeous view and a brilliant location in the heart of Windermere. Bowness was a lovely walk away. Dawn was a great host and offered lots of advice of things to do in the area. We will definitely be back hopefully very soon. Thank you again if it making us feel so welcome.

We had a lovely weekend at Ashleigh House, Windermere. The property is full of character, the room was extremely clean and tidy and the full English breakfast was delightful. We could walk to the shops and bars in Windermere within seconds and enjoyed an excellent meal out in the town. We will be back!...

From the moment we arrived, our hostess Dawn, was so helpful. We had room 3 on the first floor with a large en-suite bathroom and a wonderful view. 
The bed was comfortable and everything in the building was tastefully furnished. And Dawn’s cooked breakfasts were delicious! She also gave us good advice on restaurants and walks. We styled three nights but could have spent a further week exploring Lakeland. 

In a perfect location, a short walk from Windermere town centre. The hotel and room was extremely clean and decorated nicely. The owner is very friendly and attentive, and breakfast is a must. Would definitely go back - i think it'd be hard to beat this place for the price!

Very nice B&B good food friendly staff rooms tidy. With nice views from the front.its right next to the town so come out of door and your in it also 15 to 20 minutes walk from the lakes where you can get a bite to eat plenty reasturants near by with boat trips. So if you fancy a break would recommend staying here

Good location. Access to the property is up some steep steps, and we stayed in room 5 at the top of quite a few more steps (2nd floor). Good exercise! It was a large, clean room with a very spacious shower room, and lovely views out the back. The shower was an electric shower, the water pressure was a little weak, but that may be typical of the area. The cubicle was a standard size, perfectly acceptable, but considering the size of the room, a missed opportunity for a larger one, we thought. Two of the sockets would not allow for a plug to be fully inserted; they stuck out enough for someone to touch a terminal when trying to pull it back out. We parked at the back of the property which is a tight squeeze as some have mentioned, just glad we had a small car (and I wasn't driving!) We didn't stop for breakfast.

A delightful B&B

Friend and I stayed in room 4. Nice room and seemed clean although bed sheets did not smell very fresh. Cooked breakfast was average but continental selection was great. It is street parking outside so felt their booking.com ad is misleading as it was full up all weekend. We had to park 10 mins walk away.
