We had a lovely stay here, the room was spacious and very clean. The bed was very comfortable. We had a decent selection of teas coffee and biscuits and the breakfast was very good. Highly reccomend! We stayed for the weekend, it is easy to walk into the main part of Lymington from here.

Absolutely spotless, comfortable bed, friendly host Sue. Easy walking distance to the town and quay. Nice complimentary toiletries. Good tea/coffee facilities with biscuits too. Cereals for breakfast. Would certainly stay here again. 
Lymington a lovely town especially enjoyed the Saturday market. 

This is a charming Guest House. very well looked after and clean. The owners are friendly however not in your face. The only downside for myself was the water pressure for taking a shower. Booking.com say there is parking at the back, this is free from 6pm to 8am other than that it is pay to park. Three cars can park on the property also booking.com said pay extra for a larger room there is no larger room with sitting area not available to book on line book direct if you want the king size bed. 
Would we stay there again YES.

Myself and my wife decided to book a B&B after abandoning our original idea of camping in the New Forest because of a foreboding weather forecast, actually the weather turned out to be kind but it turned out to be a good decision to book Auplands Guest House.
We booked a double room for two nights, the accommodation was clean and comfortable with the location being just a five minute walk from the High Street.  A warm welcome was afforded to us with the host making herself available if required but not imposing upon our stay.
The offering for breakfast was basic but agreeable, it consisted of a fridge easily accessed outside the bedrooms with milk and orange juice being allocated to each room and cereal in sealed jars with cutlery and bowls on the side should this be wanted, if a hot breakfast is desired there are many places in the High Street to suit a wide variety of budgets, we went to the Wetherspoons as the everyman’s choice.
Overall, very clean accommodation, comfortable bed, decent shower and excellent location and good value, would definitely recommend.

A fantastic little place!  Very quaint, smack in the middle of Lymington, close to all amenities and great value for money.  The rooms are lovely, clean and comfortable, with nice en-suite bathrooms.  Parking space and our nice host, Sue, explained everything on arrival.  Facilities to make beverages and prepare cereal breakfast, fridge to store food & drinks are all there, plus telly with all channel and Netflix too.  We couldn't ask for a better place to stay when we visited the New Forest, we would recommend to anyone!

Sue and graham are the most lovely hosts the b&b was fantastic clean and very tidy. The location is fantastic.. lymington is such a beautiful town with cobbled streets only a few minutes from the BNB we will definitely go back again in the future. Great value for money a little gem... we had a great time thank you ...


Have stayed several times and each time I have received the same wonderful experience.  Clean, comfortable rooms, wonderful cooked to order breakfast and lovely hosts.  Would thoroughly recommend the Auplands as a place to stay when visiting Lymington or the New Forest.  Good location to Lymington town centre.

Graham arranged for easy access as we had been delayed on our journey there. Our room was comfortable, clean and had everything we needed. Situated near Lymington High Street was perfectly situated for evenings out and only a short drive to the sea or into the New Forest. Plenty of choice for breakfast full English was highly recommended and the poached eggs I had were perfectly cooked, we loved the fact all guests were seated around a large dining table and enjoyed the company of other guests. It felt like you were a house guest not a paying guest.
Ample parking even for our over sized vehicle!

We stayed for three nights in mid-July (as a family of 3). There is private parking within the grounds. We were warmly greeted by Sue who showed us to our well equipped and appointed room.  
Auplands is situated on a main road, but our room was at the back of the house so we were not troubled by any noise.  The beds were comfortable and there was a well stocked hospitality tray and chilled water available in the fridge on the landing.  
The bathroom was well equipped and had shower gel etc.  
There was a good choice at breakfast from cereals, fruit, yoghurts, full English, vegetarian etc and it seemed that if you asked they would do their best to provided.  We had the full English and it was excellent.  
Lymington is a lovely town and from here it is easy to access the New Forest either by car or by the hop on hop off bus.  There is also a train station for access to places further afield.  It is about a 20 min walk to the marina.  
The Ship Inn near to Auplands did excellent meals. 
Sue and Graham are excellent hosts and should we visit the area again, we would certainly stay here.

Lovely stay can’t wait to go back again

Excellent hosts and wonderful breakfast

My partner and I chose this BnB for a 3 night getaway in July to celebrate our birthdays.

It was reasonably priced for accommodation in the New Forest.

The accommodation is what we British call quaint, and I appreciate it is in keeping with the age/style of the property. However, the room we booked was extremely small for 2 adults - in fact on the proprietors own website it does state ‘large single’ however this is not clearly stated on third party websites such as Booking.com. Had we realised the size of the room we would probably not have booked a stay (as they had no other room availability)...

Saying that, we spent little time actually in the BnB as we were out all day exploring the New Forest and surrounding areas, and we ate out in a couple of the local eateries very close by - The Ship Inn does great food!! And that is the main plus to this property - it’s location. It’s right next to the high street, the harbour is a short walk away - as is the train station from which we took a train to Bournemouth for a fabulous day out (we were blessed with beautiful weather during our stay). There is also a Tesco Metro and a Waitrose nearby.

The dining room is small and everyone eats around one table which for many is quite a strange concept. But we got chatting to the other guests and it was all very pleasant. Breakfast is good, a freshly cooked English breakfast, as well as cereals, toast, yoghurts and fruit. These really set us up for the day. One other small touch which was much appreciated was access to cold bottled water - I drink 2-3 litres a day so having this was a definite plus.

As I’ve stated, the rooms are a little tired and could do with a revamp and freshen up... minimise some of the furniture a little to free up some space in the smaller room. And the bathroom definitely needed some tlc - however, it was clean and freshly made up each day, and if using Auplands purely as a base to get out and explore the beautiful surrounding areas then maybe look past these details.

Birthday Weekend Away

Just an overnight stay, but it was lovely! This place is in a fantastic location for accessing the High Street in Lymington on foot. It’s literally just around the corner. There is off street parking. The hosts are very easy going and pleasant, and the included breakfast was delicious!! The bedrooms are upstairs, so try not to have to take your biggest suitcase up with you. Great value for money stay!!

Excellent Bed and Breakfast

You receive a warm and inviting welcome where you are shown to a good sized room with a smallish but very functional bathroom. The room is very clean with a bed that is comfortable and clean. Breakfast is very good with both continental and full English. Location is within a 5 to 10 minute walk to the main street so no need to use your car. It is also only around 15 to 20 min walk to the boat harbour. We would definitely stay there again. Great value.
