Ladywell House Bed & Breakfast

Great house. Great service had a good time. There was WiFi and even a hot tub. We had plenty of space and the area was good. Lots of things to do in every form of weather. Would recommend to anyone who needed to stay around here

This was our second stay at Ladywell, having been so impressed the first time. We had the same room which was beautifully clean with a super size bathroom. The homemade biscuits on arrival were delicious.  Lynn and her husband cook the most wonderful breakfast with produce from their farm and made us feel most welcome.

This b&b is excellent for exploring County Durham, Cumbria, Northumberland and North Yorkshire. The room and ensuite are clean, spacious and very comfortable. Thank you Lynn for a wonderful stay and for those delicious breakfasts. Highly recommended.

An outstanding b&b, very comfortable and welcoming, excellent high standards, superb breakfast with their own organic produce and a packed lunch of goodies! 
Situated in a wonderful location near to beautiful villages and many interesting and spectacular places of interest. 
I highly recommend Ladywell House and I will be back!

Great b&b in County Durham

We stayed at Ladywell House for 1 night in August 2018 during a cycling tour. We arrived at 1pm, a couple of hours before check-in, to drop off some bags and our bikes (bike storage facilities are advertised on TA and the website. We also included it in our booking notes). There were 3 of us in our 30s.

From the moment the host opened the door (we think her name is Lynn going by the other reviews here but we don't actually know for sure because she never even introduced herself!), she was rude and unwelcoming. There were no introductions, no small talk, absolutely nothing. Feeling so unwelcome, I said that we hoped we weren't causing her a problem by coming to drop off our bags a little early, to which she replied "Yes you are a little bit". 

When I asked if we could leave the bikes somewhere while we have lunch at the pub round the corner, she sighed and said "Really? Now I have to move the onions". We found this response fairly unprofessional considering bike storage facilities were advertised, and we notified about it in advance. We are paying customers but it felt like she was doing us a favour.

Although we didn't expect or ask to go the rooms as we appreciated our early arrival meant the rooms were probably not ready, she insisted on taking us up there, despite admitting they weren't completely ready yet. Once we were there, the host informed us: "You haven't paid". This felt a little confrontational and since we had indeed already paid in full, I told her to wait while I showed the transaction in my bank statement. She then realised her mistake, but didn't apologise.

By the way, we paid 160 GBP for 1 night (2 rooms).

Throughout the stay, we were completely ignored. When the host walked through the living room, she would look the other way. It was a bit strange actually.

Every time we asked a question, the host let out a big sigh before responding. For example, when we asked if we could use the fridge to store some food and drink in the evening, the response was "*sigh* there is not much space". The host did finally provide an ice container.

This attitude continued until we left the following morning. The host did not say goodbye or ask how our stay was - but I think she was already aware that our feedback would not be positive. Another negative point is that check-out is at 10am.

We have given 2 stars instead of 1 star as the stay would have been nice had it not been for the host. The house is nice, and our rooms were clean. A cooked breakfast was provided.

Frustrated by the attitude of the host, we read the other reviews during our stay. We were surprised to find such nice comments about the host. She even offered tea and cakes on the terrace upon arrival to another reviewer - wow, what a contrast to our experience!

We still aren't able to work out why she was so rude as it was from the very first interaction. We think it could be because we asked if we could drop our bags off a few hours early - but is that a reason to treat us so badly? In a supposedly 4* B&B? 

Why not just ask us to come back later?

For the price we paid, we were extremely disappointed. The whole time it felt like she was doing us a favour - like we were staying there for free. 

A little respect and kindness would have gone a long way. 

The host should not be working in any customer-facing role, never mind running their own B&B.

We don't recommend staying here, and won't be coming back next time.
