Stayed at this impressive guest house to celebrate our wedding anniversary. Lovely old building with plenty of character, set back from the road with ample off road parking. Spacious bedroom with comfortable superking bed and large en suite bathroom. Amazing breakfasts cooked by Emma with perfect poached eggs and served with a smile by Mark.  Thank you both for looking after us so well.

Stayed here as a child and wanted to return as fond memorys was just as good as I remember even with different hosts beautiful house and rooms very nice bed was very very comfy ! Breakfast was the best I've had very good quality ingredients mark was the best host absolutely brilliant 👏

Just returned from two nights stay in this B&B. Lovely hotel with very clean rooms and friendly people. Excellent choice at breakfast and all delicious. We will definitely return. Central for the Lakes and it’s attractions.

Wonderful place so comfortable and quiet so many birds singing. The room was beautiful with everything you need to feel like you're at home - having a lounge area was a great bonus too. Emma and Marc were very laid back and friendly thank you guys for the nicest hol we've had in a few years. The breakfast is 10/10 and Hawkshead with all its charm is just on the doorstep. We've 2 small dogs who had a fab time too really dog friendly place can't recommend enough we've already rebooked. 😀

Wonderful Hidden Gem

Had a great stay with Emma and Marc who were the best hosts. Clean, covid friendly whilst remaining friendly. Loved the history of the building along with the cosy bedroom with great shower. 
Nothing was too much trouble for our hosts and what an unbeatable breakfast, four course meal I'd say. 
Lovely little extra touches by Emma and smiles all round even behind the masks.

10/10. We had a lovely stay here. We had 2 nights and 2 fantastic breakfasts. Really great location - easy walk to a few pubs and great walking from the b&b. Hosts were very friendly and the rooms were very clean and comfy. Perfect stay

I was blown away by this experience, and it was all made by Lesley - the charming host and landlady. I cannot think of a single area where this hotel was lacking. My room was immaculately clean, included every possible appliance, and the most comfy bed I have even slept on. Breakfasts were delicious, lovingly-made, and (in my case), I had pre-ordered beef sausages to suit my dietary requirements (Lesley had called me a few days prior to checking in, to inquire about my specific needs to be ready for when I arrived - who does that??). 

On arrival, I was greeted with the warmest of welcomes, and provided with some very helpful and comprehensive information relevant for my stay and enjoying the devastatingly beautiful West Lakes area. I immediately felt right at home. 

By the end of the trip, I really didn't want to leave, and promised myself that I would be back with my family. 

I cannot recommend The Old School enough. I will be staying nowhere else every time I visit this part of the world. Lesley needs to be recognised as a national treasure of the hospitality industry - an effortless and meticulous professional seemingly born to host! Thank you for a wonderful stay!

We visited for a weekend treat, and it was well worth it. Very warm welcome, lovely suite and view from the window. Well located to walk into the village with homely pubs and great food.

The whole place was warm and comfortable, and the breakfast was superb.

We will stay again when in the area

Stayed for 2 nights during half term. Had a double for my wife and I and then a twin across the hall for our 2 boys who are 14 and 11. Both rooms were really nice, plenty of room, very clean, bathrooms were great, nice and warm, comfy beds and nice furnishings. Rest of the house is lovely, just at the end of the main street is is ideally situated for a stroll into Hawkshead on an evening for a few drinks and something to eat at one of the local pubs and exploring the lakes during the daytime. The couple who run it are great, really pleasant and welcoming, they have done a fantastic job of making this a home away from home and they do make you feel right at home during your stay. Breakfast is really good with plenty of choice and a great full english cooked to order. Would definitely recommend and will certainly be booking another trip there!!

Outstanding hotel, GENIUS host

Fantastic place to stay!

Stayed here for one night. The school house is in a great location. Convenient for all the delights of Hawkshead, albeit a rainy Hawkshead.  The owner was very welcoming and friendly.  Our room was a good size and clean but lacked any soul.  It would only have taken a few tweaks to make it more homely.  Perhaps a few more pictures it was hard to put my finger on what it lacked but the room felt cold.  However breakfast was fabulous. So many options and all delicious. I would certainly return and recommend this establishment but it might be worth reworking the decor.

My wife and I stayed here in August and it’s a lovely place. Nice room with excellent powerful shower in what looks to be a new en-suite bathroom. 
Bed lovely and comfortable with tea and coffee in the room. 
There is a nice lounge where wine is provided and daily papers. The dinning room is also a lovely room and the breakfast was fantastic. Full English is delicious but there is lots of other choice. Mark even brought the marmite out!
It’s a good spot for all the amenities in the village and a good starting point for the numerous walks which commence in Hawkshead.

Lovely authentic accommodation

Returned to the Old School House for a short break and as always we were made very welcome by Mark and Emma.
The rooms are beautifully clean, they are stylishly decorated with comfortable beds. A tea and coffee tray is also welcome.
There is an excellent selection for breakfast and they cater for vegetarians too. You are served with a huge hearty full english to set you up for the day.
Dogs are welcome in the rooms and the dining room although some inconsiderate guests abuse this by leaving them in their room unattended and left to bark and letting them be badly behaved in the other rooms which is a shame and could put non dog owners of returning.
We will be back soon for another relaxing stay at The School House

A gem of a B & B

My wife and I took over The Old School House entirely, along with our close family, for four nights, to celebrate our Golden Wedding Anniversary. There were 10 of us, plus grandson and dog, catered for ourselves and had a wonderful time exploring Hawkshead and the beautiful local countryside and attractions.
This is certainly 5 star accommodation. Very roomy, all bedrooms en-suite and very comfortable. Both lounges are cosy with log fires and comfy sofas which were very welcome after a long, cold day in the outdoors.  Very happy to recommend to anyone looking for a comfortable stay in a wonderful location.

Golden Wedding Celebration

Stayed at the Old School House for a three night stay, can honestly say it was one of the best guest house experiences you can find. Mark and Emma were very accommodating especially when it came to our dog, who also had a great time! Breakfast each morning was a treat and set us up nicely to explore the area, Hawkshead itself is a great base to explore many fantastic parts of the Lake District. Highly recommend a visit, we will most certainly be back!
