This is my second stay at the Old School House and it never disappoints. My room was clean, bright and beautifully furnished. The whole house is lovely and warm with log fires in the guest lounge and dining room ( so welcoming for those colder months) The breakfast is excellent, with a good choice so there is something there for everyone. What makes this place extra special are the hosts Mark and Emma who are friendly, welcoming and go out of their way to make your stay special

Beautiful property located very conveniently in Hawkshead.  A warm welcome from the owners and excellent communication prior to arrival with self check in instructions  The room is beautifully clean and the beds are very comfortable. Breakfast was gorgeous with loads of choice . An added bonus is free parking on site . Highly recommended.

We loved our time here.  The house is really welcoming, rustic, and right in the heart of Hawkshead.

The room was very clean, modern inside, despite it being a period property, and very computable & quiet.  A church overlooks the village but you won’t hear the bells - amazing.

The owners were very accommodating, meeting our pet friendly needs, and the breakfast was simple with fantastic variety, yet amazing as it really set us up for the day. 

Hawkshead was amazing and the Old School House was the icing on the cake.

2 minute walk from three pubs and the amazing bar, the Poppi Red restaurant and the mini co-op.

The house was full of character, spotless and had everything you needed.  We hired out the full house for the weekend and couldn't have been happier.  All rooms en suite toilet and shower .  2 min walk from town centre.  Would def recommend The Old School House.

The Old School House is very convenient for all that Hawkshead has to offer, with good access to the wider area.  It's a nicely set-up B&B with everything you really need.   The owners have quite a hands-off approach.

I got a message shortly before check-in time, to say that my room was ready, and I could just turn up to the property and find my room.  Sure enough, that all worked fine, and my key was ready in the room.  I had a moment of panic when I realised that Hawkshead also has a "School House Cottage B&B"... without anyone to check-in with, I crossed my fingers that I hadn't just installed myself in the wrong B&B.  All was well!

There's a good selection available for breakfast - order the night before.  This was a chance to meet the owners, and everything went well.  A full English breakfast sets you up for the day.  

My room was simple but had everything you'd need.  As is becoming the trend, it seems, the room wasn't cleaned/serviced during my three day stay, but that wasn't a problem.  The WiFi was great (unsurprisingly, mobile coverage is patchy in the valleys of the Lake District, so that's welcome).  There is also a guest lounge if you want to get together there.
 
Overall, it was a great stay, and I'd be very happy to go back.

Beautiful house set in the village of Hawkshead. Great host (Mark) who welcomed and served us at our loverly hearty breakfast.
Very clean and spacious rooms. Onsite parking and picnic tables on the front cobbled area.
Would definitely recommend and will be staying again in the not too distant future.

A very comfortable B & B with friendly hosts. Excellent breakfast, clean comfortable room with an excellent en suite. Great location in the quiet village of Hawkshead. All at a reasonable price. The village is best approached from the east via the Windemere ferry for a good introduction to the lake district. Highly recommended without reservation.

Lovely old building. On site parking. Comfy bedroom and ensuite was excellent. Place 2 super clean and great breakfast. Location is right in village and the host was really nice and gave us a great tip to try out the new bar down the road. Can’t fault our stay and would def stay again.

Just returned from the most amazing stay with Emma & Mark.

The rooms are spacious and absolutely spotlessly clean.
The bed was fabulously comfortable with phenomenally plump pillows and cushions.

The bathroom was spotless with hand wash, body lotion, body wash/ shampoo provided.
The towels are very large and oh so fluffy too.

Breakfast options are plentiful, full English very good quality.
And the fried egg, orange yoke too.

Breakfast room also has an open fire which smells incredible.
The lounge contains very comfortable chairs and a sofa with a log burner too.

Absolutely delightful stay and can't wait to visit again in the warmer weather.

We had a one night stay over and it was lovely. The Old School house is everything you imagine of a traditional B&B in the Lakes. Room was lovely and clean. Bed was comfy, breakfast good and parking on the property helps when in Hawkshead which has limited parking available. Would definitely recommend.

One night stay

Stayed here mid-July for my other half’s 30th. Lovely B&B, clean and comfy room, delicious and generous freshly cooked breakfast, very friendly and helpful host, can’t do enough for you. Bed was so comfy, bathroom was pristine, view was beautiful. The lounge is really nice although we didn’t make use of it. Will definitely be staying here again next time we’re that way. Could easily charge more for such a lovely place!

Can’t fault it

A gem of a place! What a wonderful stay we had here! On arrival it was a very simple self check in. We stayed in the garden suite which consisted of a lounge room and a bedroom. Both rooms were spotlessly clean and spacious with tv in both rooms, the bed is super comfortable and no shortage of tea and coffee supplies. The breakfast menu is extensive and very well cooked and presented. Mark and Emma are superb hosts and made our stay very comfortable. 
We would definitely recommend staying here  as it is situated perfectly in Hawkshead, just a walk away from the shops and pubs.
