Stayed overnight, a very warm welcome and a very pleasant stay in a guest house by the sea, perfect location, spotlessly clean, lovely breakfast, very friendly owner, plenty of parking on the road and their drive, tried to book for September but fully booked :( 

I stayed for two weeks and I was confortable and well served.
The room was cleaned everyday, and breakfast was really good.
The owner is a nice person, he always asked if everything was ok, I had no problems during my stay, It´s not a five star hotel, and if you come here you should know that before make a bad review, if you want a bed, a bathroom and a breakfast with no luxuries, thats what you´ll have. Thanks to the owner and his family

A warm and welcoming greeting and the room I was allocated was clean and well fitted out with a nice en-suite. Pre ordering for breakfast was something different but of no issue. The good part of this was there was no excessive waiting in the morning. Important as I needed to leave soon after. Very pleasant and would definitely use again.

My wife and I stayed for one night. We had read the reviews about curry smells and noisy children but decided to ignore them and we were pleased that we did. When we arrived we were welcomed by the very pleasant owner who showed us to our room, gave us the information we needed about breakfast etc, gave us a front door key and left us to our own devices.

The room and bathroom were spotlessly keen, there was no smell of curry or anything else and there was no noise of children or anything else - a very quiet location. The shower was hot and there was plenty of shower gell etc provided.

Breakfast next morning was more than adequate and nicely cooked by the very attentive owner who was keen to check that we were happy and had enough to eat. I do agree that it would be nice to have the front windows cleaned but everything else was clean and tidy.

All in all, this seemed to us to be a very good B&B. Very convenient for the sea-front and Frinton's restaurants and shops and, at the price we paid, very good value. We would happily stay there again.

Lovely little overnight stay 

unfortunately our single rooms were box rooms, cold and poorly furnished.  could hear conversations etc in next room and from the owners family downstairs. this can only be ideal for anyone who literally just wants somewhere to lay their head and wash.. the full english breakfast was incomplete... no bacon for religious reasons, had to be pre ordered exactly what wanted night before and the exact time you're coming down. breakfast served at weekends between 8  and 9...  the host was friendly. the shower clean and fairly new, good hot water.
