Location is well centralized. Very nice and clean. Convenient for backpackers because very close to bus top.  
After visiting Sigiriya in the morning friend of mine (from France) and I stayed this place for one night. At the time of booking we were told the  breakfast is served that includes price of the room but morning we were informed that their cook was on vacation and asked for any alternative for breakfast. We agreed to have some snacks and they promptly brought them for us.

Beside the problem of the breakfast (I understand it may happen very rarely) , the service and rooms are worth for money.

We stayed here for one night. We had booked with breakfast on a separate billing from the room but were informed upon arrival that their cook was on vacation so they simply did not charge us the breakfast fee.

The location is smack dab is literally in the middle of everything in Dambulla. It's so near the golden temple and right across the road is the restaurant Mango Mango which provided a cheap dinner despite looking more posh than most restaurants. We also decided to have our breakfast the next day at nearby by Benthota bake house and it was the cheapest meal we ever had in Sri Lanka. Quite simple fare. The place was teeming with locals. The servers mostly don't speak English so it will take a while to settle in and order.

The rooms were big and spacious. The air conditioning units passed with flying colors. So very cold and a nice reprieve from the heat of Sri Lanka. The sheets were clean. The bathroom clean with no smell as well as spacious. Our room had a balcony overlooking the back of the property with a view of rice fields.

The hallways were a bit dark and the building basically just has an office on the ground floor and a wide open space for parking with the kitchen and dining area at the end of the building. Nothing fancy. Good value for money. Well worth the stay.

Nice Night saty in our r Sigiriya visit

Good value for money. Excellent location.

Basic room, clean.  Owner very helpful in providing information and friendly.  Right in middle of Dambulla and accessible to supermarket/restaurants.  
If you do not want to spend on Sigiriya hotels, Dambulla is a good base.

Basic but clean.

This place was really not what we expected.  When we arrived, we were led to a room in the front building which sounded as if the cars were in the hallway rather than the street below.  The covering to the naked lightbulb on the ceiling was toilet paper.  The internet did not work.  The mosquitos were the size of hummingbirds.  We spoke to the front desk, if you can call it that, and he informed us that was the room we booked.  We showed him the photos of the room according to Agoda.  He told us that was the back building, and that we would have to pay more.  After a heated debate, we were able to negotiate what we considered a fair upgrade price.  We entered the new building, which is not yet completed.  The floor was black, sticky, and left a residue on everything.  Once they put down the linoleum, or whatever their plan is, it will be much better.  

The host ended up being very kind - and walked us to a delicious restaurant down the street.  It is his role that made our stay worthwhile.  Still, I would give this place some time before attempting to book again.

Maybe not yet ready for guests?

Pros: Manager is very friendly and room is clean. Location is convenient and a supermarket is just opposive the hostel.

Cons: The air conditioner is not working and I spent a sweaty night; the room is hotter than outside. Room is also smelly and with mosquitoes. No mosquito net.
