Very cozy apartments. Every room has bit different touch, no two rooms are just the same like in hotels. Small details adding atmosphere so it really feels more like staying in someones home than in accommodation
Also the location is just super.
Be aware that most bathrooms are per 2-3 rooms.

What a lovely, cheerfully well decorated house right by the sea with VERY friendly and helpful hosts. Got a wonderful room with best sea views (rm 8). Sonia showed me how to do the hike to Praia Da Ribeira do Cavalo beach (must do in hiking shoes!) And even brought up google satellite on her laptop to make sure I understood.  Then told me best places to eat fish. And when I couldnt catch the bus to Cabo Espichel (be very careful theres a letter next to bus times indicating final stop. They dont all go there) she arranged for her friend to take me there at sunset - THE time to go!! Her friend spoke fluent english and really wanted me to see and understand everything I had questions on (we talked about everything).  Can recommend A Bela Piscosa highly!!!

We had a fine stay at Bela Piscosa, with friendly staff. The room was a good enough size and nicely decorated. The guesthouse is clean and tidy and in a fantastic location, just a few steps to the beach and nice cafes and restaurants. Things to improve would be that there was a leak coming from the shower, which had been attempted to be solved by a rolled up towel but the floor was left with a puddle of an evening, which was very slippery. I would recommend a more opaque curtain for privacy too as there is a roof terrace in viewing distance fro the bathroom window. The wifi was not good and it would be useful to mention that there is a loud bar across the street, which stays open to around 12.30/1. Other than this, I think the guesthouse is very good for the price and I would very much recommend visiting Sesimbra for a few days as a coastal break from Lisbon.

Fab location, clean and up to date decor. 
Shower in shared bathroom broken and water rarely hot but still a good spot and excellent value. I would stay again as it was so clean and cheerful as well as the through way the room was cleaned every other day. The staff kept to themselves and we had a key to come and go anytime. All in all I recommend If you want a central budget location

Cozy place to stay

Ok, so I feel bad writing this review but I was so disappointed with my experience of this hotel. The hotel is beautiful, the lady who runs it told us she decorated it all herself, it is like a wonderful boutique hotel, decor is fab. Location is wonderful, opposite a wonderful cafe/bar, 45secomds walk to the beach and good value for money. Free wifi throughout the building. My problem is that I paid for an upgrade and could not find any staff to complain to when our toilet broke. 
I took the cistern off and basically the ballcock was sticking so it wasn't filling after a flush. At 10pm a lady hammered at our door and switched the water off in our bathroom so we couldn't use the toilet. After this we were then unable to find any staff ANYWHERE to complain to. So, we basically paid for an upgrade to have our own bathroom and we couldn't use it and had to make runs across the landing in the dark to use the shared bathroom. We booked the upgrade as I have IBS and a shared bathroom is not ideal. I wanted to complain and request a partial refund as we were not happy with paying and still having to use the shared bathroom but no staff anywhere. We had to just leave our keys on the stairs as we couldn't find anybody to check out with at 11am. We went back at 11:30 and 12 and knocked at the door but no reply. Had the toilet not been broken the stay would have been perfect but I am so disappointed as this is such a quaint beautiful boutique hotel. Sorry A Bela Piscosa :(
