The room we made a reservation for was really small, but we knew that in advance. It was for only one night. The bed is good, clean and we slept very well. Also because the air conditioner works pretty soundless. The ceiling is not finished and the bathroom is moist. A bit funny: because of the small size of the bathroom, the water or the shower hits the door. This does the wooden door no good. 
The staff is really kind and helpful. They do everything to make you feel comfortable. Breakfast was not included, but on our way outside to score a breakfast in town, the staff stopped us and brought us a simple breakfast.
So, the hotel is dated. But if you are not to picky on luxury, can stand a moisty bathroom and want to spend a little, it is good choice for a night stay. Although the hotel lacks all the luxury from home, somehow we liked it here.

Helpful staff, rooms need renovation

This is pretty much the only place to stay in Sittwe.  When I called the owner and asked a price, he gave me a different price than the guys at the check in.  So, double check the price.  The receptionists at the check in are a bit cheeky--- like they'll quote you a higher price, but they won't steal from your room.  Just be firm.  Also ladies, watch out because they will try to hit on you too.

The staff is very helpful and friendly

The hotel facilities, especially in bathrooms, are in poor condition. Renovation would help, or just in-depth cleaning. Unfortunalely the owner is obviously not interested or incompetent.
WLan is not available in rooms, only at the reception. (false information in booking pages!) 

Information regarding trip Sittwe to Mrauk U:
The slow boat was not available (Nov2018), only a faster one, leaving daily at 2pm, trip takes 3-4hours. 20USD.  Walking around outside to take photos is almost impossible - disappointing.
Mrauk U to Sittwe: boat leaves at 9:30am.

Other option: minibus
Minibusses leave Mrauk U at 7am, costs 15000Kyat (9USD), 3-4h to Sittwe, brings you directly to Sittwe airport.

Staff helpful, hotel dirty and in bad condition. Overpriced

Glad to have stayed only one night! Communication was terrific - all my emails were answered promptly. And despite having ticked all the boxes for inclusions (tea/coffee & thermos of hot water, air-conditioner, complimentary toiletries, hot water in ensuite), the room was a dive for the price (USD38). Peeling paint, dirty carpet, unfinished cement work. The staff were exceptional. We had a super early breakfast in the reception area as we were leaving early - no dining room. Sleep quality was fine. OK for one night but, honestly, stay here only if you absolutely have to!

Clean small room with shower.
Very slow internet connection at the reception only when it works.
Friendly staff.
Be really sure about the price before because they ask more at the check out.
Prises don’t seem fixed.
You will be charged more as a foreign
