While described as a hotel, it is more an old guest house with generally poor service. Although the rooms are basic and clean, that would be the only good point. Service from either reception or the adjoining restaurant, which was always empty (a bad sign for any traveller), was poor. On several occasions, when I ordered a coffee, they had no milk or creamer. And seemed perplexed that I would want milk in my coffee..When my wife and I ordered an evening meal, it took nearly 50 minutes for our meals to arrive, even with no other guests in the restaurant.

this is not a hotel - more an old guest house with poor service.

The hotel is average and just a place to sleep. Can’t expect the good set up but it’s not a bad place as a local. Almost no amenities and no face towel provided. The breakfast is also local set up and fried rice, fried kwaytayoo and fri d noodle is all you can expect. The restaurant is not bad but a bit pricy at the range of local town. 

So so

I had stayed in Garden Hotel in February 2017. The good thing is that it is economical and the food in the restaurant is good. 
The bad things that stand out are 
1) even though there is a wifi, you will not be able to connect to it and even if connected, will be slower than your mobile internet. 
2) The rooms have just a simple bed and a very ordinary bathroom. Make sure that the Air con, taps, toilet flush etc are working when you choose the room.

Basic room only

Stayed there in Dec 17 night. Single Room is too small. Air-con is controlled from reception. Not very clean. No proper blanket. The TV is old model and channels are not properly fit. Mattress make funny sound every time you move. There is one window and when you open it, you can see the lovely big wall standing 10 inches in front of you. No hot and cold water system. Only one soap in toilet, shower room. Need to lock the door, if not, it will open automatically. (door lock is seem to be broken)
Wifi is too weak. Better use Ooredoo mobile network. 
With all of these bad things, the cost of staying is not that low. 
Understand that services are not that good as it is not that pricey as Victoria Cliff, but really need to improve services and accommodation to be a proper so called hotel.

Urgent improvement is needed

The receptionist are very uneducated. We booked the hotel 4 months before we check in but when we get there at 3 PM, they only have 2 rooms for us although we already paid for 3 rooms for 3 nights. They only forced to get an extra beds instead of they should apologized and so the door lock is broken, the air conditioner control   by reception and give us a broken one in the room, no water for 1 and a half days, only 2 electrical sockets in the room, line phone is broken, dirty shower, poor breakfast, worse management, rude stuffs. Everything sucks. We don't really have choices as it was April and a quite high season in Kawthoung. Never ever again. 

The worst hotel I've ever been 

Booked this place through Booking.com. Turned up at 5pm only to be told the hotel was fully booked. Would not honor my booking. Told: "go to the Penguin Hotel, they have lots of foreigners." No apology, no compensation offered, nothing but rudeness.
