I’m from Tbilisi living in USA last 21 years LA, CA ,
One of the highlights of this visit it the antique and extremely clean historic hotel. The pleasant hospitality of locals and the host of the hotel Mr.Temuri and his lovely mother Marina has proved me and my friends wonderful experience. Highly recommend for family, couple, singles and friends
P.s hotel is located at the center of the town which also includes a castle within 2-5 min walking distance and beautiful museum

I stayed 2 nights in this guest house. I had a room to myself and ate breakfast for 2 mornings. This is a fantastic option for the budget traveler. The family welcomed me and the food was delicious. The son of the owner can speak English and I employed him as a driver for the day to see the the sights in Khaketi. He can also answer other travel related questions.

We did not book this guesthouse in advance - we just knocked Marina's door. Unfortunately all the rooms were occupied but Marina has kindly agreed to give us the room she was staying herself - the room was very large and clean and with a great view of the city and mountains from the balcony.
The location is just perfect for Telavi - in the center and quiet place at the same time. We've never taken a taxi as all the city sights were right near the house.
Marina treated us with home made wine and told us about the places to visit in Telavi and Kakheti. You should definitely ask for a breakfast before going to any excursion - it consists of tens of dishes and it was enough for us not to think of food during the whole day!
We really enjoyed our stay and recommend Top Floor guesthouse to all the travellers to Kakheti!

We arrived at Telavi late and yet were welcomed by the owners at the door. The rooms are cozy, and the 10 lari breakfast the place offers is delightful. No AC in the rooms but none required, and a pool table at the top floor!! 
Also the did our laundry for free!

A great accomodation for your Kakheti trip!

A great place to say in!!

I was booked into Dima's Guesthouse, but found this place by mistake.  The sign outside said "guesthouse top floor" which I mistakenly assumed meant that the rooms were on the top floor.  When I entered I asked the host if this was Dima Guest house - he said yes (he denies this).  
I explained that I have a reservation and he asked if I was from France, which I confirmed.  It was only the following day that I realised that this was not Dima Guest house.  He must have realised when the other guests from France arrived with their reservation - it would have been obvious to him that I was in the wrong guest house, but he said nothing.  Meanwhile the people in Dima guest house a few doors away were waiting all night for me.  
When I pointed out that he should have said something as soon as he knew that my reservation was for a different place he quickly became angry and aggressive, shouting that it was not his problem - all my fault for not checking the photographs, and that it is not his job to point out the mistake.  His mother (I assume it was she) had to stop him becoming violent when I confronted him with this issue.
I fully accept that the initial mistake was mine and it is true that I should have questioned him again when the rooms were not as I had expected but he had already confirmed to me that this was Dima Guest house and confirmed that he was expecting me.  He knew that my reservation was elsewhere, and said nothing.  This alone makes him dishonest in my view.  Furthermore, his aggressive (almost violent) response when questioned was unbecoming of a guesthouse manager.  
The breakfast that I had was good, but the room itself was disappointing with an uncomfortable bed in a very hot, sweaty room without so much as a fan.  Not very good value for the price that he charged me.
I strongly advise against staying here, since other guesthouses nearby (for example Eto and Dima, both of which I have visited) are far nicer in terms of quality and value, but more importantly, the man running the place is dishonest, and the friendly smile can easily turn to nasty aggression when this is pointed out to him.  Be warned.
