We arrived 11pm. We found this place just 5mins from the South Bus Station. 

Staff very helpful (no english though)

Rooms good high standard for $15 - $20

I didn't expect that the hotel looked that elegant and bright from outside. It's a tall building and is so close to the Kunming main Train Station. Our room cost very little, just 128 RMB no breakfast. It has a standing shower in one room, toilet in another room to form an L shape, wash basin outside, 2 good beds, 2 sofas, a boiler to make tea. Very good value. Walking near the hotel, we saw many local restaurants with hot ready cooked foods and about 16 RMB per person we can fill our stomach.

I didn't book this hotel, just happened to walk by after scouting out the area (near KunMing Main train station).  Most of the places were asking around 150, but were quite old.  So when I walked in and saw the listed rate of 300 for a single rooom, I thought it was a bit too much, but the clerk offered me a room for 180 which was more reasonable.  room was clean, fairly modern, and simple.  This is a great hotel for 'mid-range' travellers, and this market is slowly getting fierce competition from Han Ting Inn, Jin Jiang Inns, and Motel 168.  those are pretty value for the buck, but unfortunately, they don't have hotels in Kun Ming.  Overall, I would recommend this place.

Large room with a window. Well located near Kunming Train Station.

Decent Value

Very good Value, Clean and close to bus station

Location is excellent as it's walking distance to the Nanyao bus station where one can catch buses to Lijiang, Dali etc.. Also walking distance to the train station but not so near that it's so crowded and noisy. McDonald's is just nearby, left of hotel, opposite.
A short walk to Beijing Lu, where one can catch lots of local buses to get around Kunming.
There are 2 grades of hotel operating in this building. One is the old ZhongCheng hotel and you won't want to book the rooms as it's old. Mostly local Chinese stay there. The renovated rooms on some floors belong to Super8. It's rather basic, but clean. The shower is okay. 
I will stay here again only if I'm catching a train or a long distance bus the very next day as it's within walking distance.
