This is a new hotel directly on the river. The spacious, very clean room has a "real" private balcony and not one of those Cambodian-style hallways in front of iron-barred windows. Bathroom with walk-in shower is one of the nicest one's I have seen in Cambodia. The balcony doors are sound-insulated, you won't wake up from traffic or the fishing boats returning at 5:00 a.m. The hotel has a small parking area in front, however no elevator. Too bad that TA doesn't show this hotel in the initial search results. It's hand-down the best town hotel in Kampot.

I stayed a night. the place located in a very good location (River Front), surrounded by many Pubs, Restaurants, and Bars. very new room for 25 $, while 15 $ in the old wing. everything was fine, but too many ants in the room

Must say I loved the location of the guesthouse so close to the river and local restaurants.  The room was clean, spacious and had everything I needed. The only con for me was breakfast .. I like a continental breakfast and not rice. I fixed that to eat at the neighbours restaurant.   

I would give this a 3.5 because the service is not so great. We stayed in room
501 and it was completely remodeled w great views and two balconies.
The WiFi on he 5th floor is spotty though.
For $25 USD not a bad find considering it’s close to everything.

If the service was better I would give a solid 4.

Best Kampot hotel on the river

Excellent Guest House

If you enjoy being spoken to and chastised like a medieval slave, stay here. Staff were so rude it was actually a bit of a shock. Instead of being asked to move my car from the road in front go the hotel while my colleague tried to organize a group booking for 17 rooms for 5 nights, I was berated, gesticulated and grunted at like a dog. Such poor manners. When I said I was more than happy to  comply with the request to move, but asked for a simple courtesy of being asked, not ranted at, the staff member walked off in what I guess was a string of curses. Needless to say we never got past this and we took our 85 room-nights elsewhere, to a place which was equally clean and  comfortable, and at less  than half the cost. They misunderstand the principles of the service industry.

DO NOT STAY HERE. Me and my boyfriend planned to stay here for about 4 nights during our stay in Kampot. At first glance we thought it was good value for money with a spacious room (although very hot) and fairly clean. We were given a room on the top floor which also had an accessible balcony too. On our second night I fell asleep at about 11 while my boyfriend was watching a film. About half an hour into the film my boyfriend heard noises outside, he got up and looked through the window and saw the security guard was sitting outside our room looking through the window, my boyfriend chased him downstairs to ask what he was doing but the guard hid. A little later we heard more noises so thought we should probably contact help, our phones weren't working and there was no wifi in the room so we decided to sleep until light and then leave the guest house. At about 1am the security guard came to our room and started knocking on the door telling us to open it and started closing and shutting our window, we kept asking him to leave, he lingered outside the room for ages (we also thought we heard him talking to someone else) then eventually went back downstairs. In the morning when we told the other staff what had happened all they did was laugh and kept changing their story, one minute saying a thief broke in, the next saying it was one of them on guard that night and didn't see anything etc. We don't know whether he was a peeping tom and trying to look at me in bed or whether he was trying to rob us but after speaking to a couple of locals they have said there has been a lot of problems with thieves at this guest house and the staff actually working with the police too. DO NOT STAY HERE IT IS NOT SAFE. We moved to a backpacker hostel called Mad Monkeys which is a lot better, better and safer.
