Cockroaches, dirty floors, no WiFi. No help from reception. Third bedroom is an open loft. Cant turn on lights in lounge if someone is asleep there.  Only pro is  Close to town centre. Will not stay here again. 

Poor 

Exmouth Osprey Village may be possibly the worst place to stay in Exmouth. Units/Villas are run down and have not been maintained. The local management does not care and is happy to provide lame excuse for the poor quality of their properties. Do not stay here!!

You can do much better than this place

Great location and awesome facilities, we were all very impressed with our stay here, the unit was clean, modern and had all the amenities that we needed. The kids loved the pool and it was a great location in Exmouth to be able to access the town centre or go sight seeing. 

Great family holiday 

Great location but average quality room overall.
We had apartment 201 which was clearly a minimalistic room without too many facilities such as washer, kitchenette etc.
Bathroom has been nicely renovated but the rest of the apartment was dated with old furniture (bench stools were old kitchen chairs with backs sawn off).
No towel or bedding change. We were told to go to local laundry.
OK room for 1 or 2 nights only in our opinion.
BBQ was old and uninviting, no shelter for outdoor seating.
Value for money? - overpriced for what they offer with this room.

Choose rooms wisely 201 is really basic

As soon as we walked towards the door of unit 222, it was not a good sight. BBQ at front door was dirty and greasy, screen door was torn all down one side , so it did not keep any insects out Walked in and the first thing you see is three large cobwebs hanging from ceiling, no kitchen sink to wash dishes etc, just a plastic tub, into the bathroom and towel rack was broken in half and hanging towards floor, bedside lamp was covered in dust and we had to wash all cutlery and plates before use as they were dirty. Could not sit outside as it is the only unit without any awning to give some shade. First night disturbed most of the night by a mouse. Informed booking company(Exmouth Holidays) who supplied some mouse bait that takes up to seven days to kill. So next two nights we had disturbance from the mouse each night. Eventually i discovered that the mouse was hiding in a hole in wall where the skirting board was missing. I plugged the hole and informed the booking company that they needed to do something or the smell of a dead mouse would be a problem. They told me that they would send some one out with a box to place over the hole to catch the mouse. No one turned up for remainder of our time, which was 3 more days. They did arrange for repairs to the screen door and towel rack in the bathroom and stated that they were unaware of these two problems. If that is so, what do the cleaners do. Don't they report these needed repairs as the screen door looked like it had been needing repairs for quite a length of time.  The owner needs to spend some money and do repairs to this unit. Would NOT recommend unit 222 fto anybody

Stay away from unit 222

The Osprey Holiday Units are extremely functional for large families.  Lots of kids on scooters and dads with boats.  Pool was dirty and got a bit busy at times and the driveway a bit congested.  Good luck accessing your allocated (shared) rubbish bin - that system just doesn't work...

Unit 118 was clean and well appointed.  All aircons, lights etc worked.  Washing machine was great. TV was 20 years old, but worked in a retro sense. However some ongoing maintenance issues persisted.

The light covers were all full of bugs.  The kitchen tap sprayed you and was leaking into the cabinet (reported at start of week and never actioned).  Door lock on window was jammed open when we arrived and whilst it was able to be closed, it was never properly locked (again reported, but not actioned).  Spa bath apparently has never been hooked up due to limited power supply - suggested they may note this on website photos to avoid disappointment.

Whilst we had a great holiday, it had more to do with the location than the unit.  Maybe it helped get the kids out into the Ningaloo Park.  Still, when paying over $400 per night you expect the place to be great.  You expect plates and cutlery and glasses etc to match (they don't) In the end - just grin and bear it and take it as is.

The unit itself had the potential to be great - it was probably the  property management that let it down.  Certainly took no responsibility for concerns raised.

Unit 118 - Great holiday unit - but take it as is

These villas are well in need of a clean. I think the place has been so busy that there is so much lack of attention the cleanliness and maintenance.

Villa 117, the spa is broken. This is not listed when booking. One of the sliding screen doors to the side of the villa is off its hinge. The main front screen door needs attention as it always pops off it’s hinge. 
The bathroom smells as there is lack of ventilation inside. 

Over all it just needs a really good clean.

On a positive note, the beds a very comfy. Nice fluffy doonas and good aircon. 
The complex is a great place to stay with children as they can ride their scooters and bikes. I hope the cleanliness improves for our next stay.

Cleanliness is average

We’ve stayed here twice before and always enjoy our stay. This time we are in Villa 123 and would be the oldest one we have stayed in so far. Living area is spacious and clean with everything you need. Make sure you bring your own tea coffee etc. up stairs was very warm and blinds broken. Need to keep air con on to keep the loft cool. Just a pedestal  fan available. We stayed in one of the queen rooms downstairs. Air con works well. Basic but clean. Mattress needs changing but was ok. Both bathrooms need renovating. Sliding door needs maintenance. Hard to open. In general was clean and tidy and suited our purpose. Will come back but prefer the villas on the inside of the village. This one was facing the main road. Not too much traffic.

Basic clean and tidy and spacious.

We were 5 adults staying at unit 104. It was clean and modern with a spacious living room, it had washing machine and dishwasher which was great. We got to use the spa, and showers had good pressure. However, it only had one bathroom inside the house, second bathroom was outside which we rarely used. Only one toilet paper and dishwasher tablet was provided. Kitchen and bathroom sinks were small and taps very low.

Modern

Stayed 3 nights, although limited cooking facilities you had to fill kettle from bathroom tap and also had to wash cups, glasses etc in a small bathroom sink.It was more or less an ensuite bedroom attached to a larger chalet. Not a one bedroom chalet as advertised. Would not stay there again and would not recommend.
