Hostess goes the extra mile,  made us feel so welcome & booked our table at the local restaurant so we did not miss out. Our room was lovely, slept so well. Breakfast was perfect with lots of choice. We will be returning.

Very friendly and accommodating, rooms were great...very homely. Peaceful area. Would definitely come again and recommend highly to all.

Very well run set up. Ive stayed here 3 times,  rooms are newly lined out  & furnished.  Alison is a good cook. Quiet locality but near enough to junctions for motorway convenience.  Secure parking area. Competetively priced.

Thank you to Alison for making my partner and I as well as our 2 dogs very welcome. The room (3) was a good size and very clean.Our breakfasts were excellent and filled us up all morning.We will be back if we are back in the area.

The host here is simply wonderful. During a power cut due to a storm she provided a battery unit for necessary medical equipment.   Service above and beyond the normal.

The stay was beautiful and relaxing, outside the window had beautiful rolling fields with plenty of cows in, dogs greeted us when we arrived Bie and Best, it was brilliant. Alison made us feel so welcome and relaxed and the breakfast was made to order and fantastic!

Yet another fabulous stay here however on this occasion 9 adults and 7 children stayed two nights.  This Inn is very convenient for the motorway so it made the ideal place for our family, both sides of the border, to meet here.

The rooms were very comfortable the wee extras in the bathroom, including body lotion, are always lovely to use.  The available fridge in the room allows fresh milk to be kept and used for tea/coffee making facilities in the room. The jar of coffee tastes so much better than those familiar (bitter in my opinion) sachets of coffee and the tea cakes make a tasty change from the 'usual' biscuits available in some hotels.  Breakfast was delicious... choices of cereal, fruit juice and fruit and yogurt as well as a cooked breakfast.  I don't know how Alison manages to get so many different meals out together particularly when one wants fried eggs, another scrambled and yet others want bacon well cooked.  Alison was not fazed by any of this.  There are highchairs too if needed.

The sofas around the fire made a great area for us all to sit and natter and play boardgames/cards.  There are plenty of games available to keep anyone occupied.

We found Alison her usual chatty and helpful host putting everyone at ease and making us all feel welcome.  We will not hesitate to stay here again.

Stayed here one night to break our journey north. Excellent location just off the M74 although it is very close to the motorway we could barely hear any traffic noise. Our room was spacious and had everything we needed including a fridge and a comfortable bed. There was a guest lounge downstairs and somewhere to heat up food although we didn't use this.Ample space in the shower room and plenty of shampoo, conditioner and shower gel provided. The pre ordered  breakfast was huge could have done with a sleep afterwards!  Lovely welcoming host with a cute little dog. Would definitely stay there  should we be driving north again. 

Great place to stay after a long drive - easy access to A74(M) but far enough away to avoid the road noise. Spotless en-suite room with tea coffee & Tunnocks teacake, yum. Wake-up to a relaxing view of green pastures and dairy herd. Welcoming host and superb Scottish breakfast. Highly recommended.

Stayed in room 3 with a nice view over the hills. Room is clean and comfortable and service nice and friendly. Breakfast was nice and plentiful. If you've not tried a "full scottish" then give it a try!

So pleased that we discovered this place

We where so lucky to find this adorable B&B on our way back from our Scotland Holiday. It’s never easy to find a place to stay as a family with an Infant and a Dog! After we arrived very spontaneous the Owner Alison welcomed us so friendly! We got in to our Room and we loved it from the beginning. It’s very clean perfekt size and the furnishing so sweet! We are very sad just to stay one night. The next morning we got a great and big Breakfast! It was delicious. With full belly’s and perfectly rested we started the day.

Alison the owner is a lovely friendly and helpful lady running this dog friendly former pub B&B in a small village just off the A74M. We stayed here for one night on the way from a visit to the Jim Clark Museum and our return home from a holiday in Orkney. Loads of convenient parking, clean rooms, decent shower and a good breakfast, what’s not to like!

Extremely friendly host, wonderful breakfast would be my standout impressions of this b&b. My wife and I, accompanied by our Labrador spent one night here to break a journey up to Skye. 
They do not serve evening meals, but apparently have an arrangement with a pub in the next village which offers a discount on food to patrons of the b&b. Unfortunately we ate before our arrival ( at the aforementioned pub) and so didn't benefit from this offer.
The breakfasts are very good, an excellent choice, well cooked and ample portions. You pre order cooked items on the evening and a time slot to be served.
Our room was perfectly adequate and clean, the ensuite shower room very good. Public rooms were ok. It is licenced, and the drinks we had were incredibly cheap.
Dogs are welcomed by the owner, and there was a cheerful little terrier who appeared to reside there.
We would definitely stay there again if in the vicinity.

Stayed here lots of times.  Always welcomed with a friendly smile, and Alison goes above and beyond to make sure everyone, from returning  and new guests have a comfortable stay.   Always found the village inn home from home, relaxing and what a breakfast!  The breakfast is the best ever with local fresh produce!   What more does anyone want .... Clean, comfortable, peaceful and a great breakfast!

The whole stay from beginning to end, it was 10/10. The lady owner was friendly, she allowed us to have our own food at the table in the evening, bathroom had all the toiletries you would ever need, the breakfast was tailored made for each of us, fresh fruit salad, freshly made porridge and a full cooked Scottish breakfast.  Very good value. Highly recommend it

The perfect stop

Whole process of booking, arrival, off street parking, relaxing beer by log fire to watch rugby. Comfortable bed, nice shower and an excellent breakfast. What more could you want? Plus it is just off M74 but quiet pleasant village with a fine morning walk in minimal traffic. +++++ Very pleasant host as always.

Quiet relaxing stay close to main Scottish route.

The property and the rooms are first class,Allison gave us a warm welcome when we arrived,  she showed us around the room which was first class as was the breakfast which kept us going for the rest of the day and all this is due to hard work she puts into it, we would definitely go there again and would definitely recommend.

This is a 5 star stay at a wonderful quiet home from home.  This is my second stay at this guest house and won’t be my last.  Ideally situated for those travelling North or South as it’s just off the M74 or to explore this beautiful area.
The guest house is in a very quiet village 6 miles from Annan so plenty of options to eat out.
The hostess Alison couldn’t have done more to ensure that our stay was so welcoming.
With a licensed residents bar and comfy seating it’s a really relaxing stay and a real home from home.
The breakfast is fantastic with so many tasty treats to choose from.  Beware you won’t need lunch!
Our stay was nothing short of exceptional and congratulations to the owner Alison who has worked so hard to refurbish her rooms to such an exceptional standard.
