The best thing about this guest house is its excellent location, I could walk everywhere I wanted from here. The room is very clean; it is also very basic but that is all you are paying for so can't complain. WiFi is funcional so if you want cheap but also clean and well located then this will do. 

Excellent location

Good location but very simple and scanty place, breakfast as well. I ordered porridge with milk on the side, from the menu, but got no milk. On request I got a small creamer with a splash of milk. When asking for more they said the milk was run out and the porridge was boiled on milk, so that was the milk. No real windows, just glass blinds, which made sounds from outside heard. No soap or schampoo in the room. On request, they said: we don't put it in the room as people steal it! And I got a small hotel soap. Geez, here they regard their guests as presumptuous thieves! And what would it do if someone brought a used little soap with them; after all, it should be thrown away! No hospitable staff and no good value for money!

Scanty and poor

You get exactly what you'd expect for the price. The simplest room without daily cleaning. Very centrally located. Friendly operators who can't help you with questions. Those who need to save can go there. But paying more isn't a mistake either.

The staff is very attentive and very pleasant! The location is perfect, a 2-minute walk from Tapae Gate, a 5-minute walk from the Night Bazaar... The only thing is that they were under construction, but otherwise... perfect! Very good attention and disposition to everything! Very comfortable and clean beds!

Excellent location, close to many good restaurants. short walking distance from night market and the east gate. Very friendly dog, safe accommodation and excellent staff. Will be back one day. Prices per night were amazing.

Great 2nd stay at Sarah's

This is an extreme budget option. It was my first real experience in somewhere on this low of a budget and I must say you do get what you pay for. Rooms weren't particularly nice - with stains everywhere, chunks out the wall, more bugs than I would like. Probably still ideal for backpackers who do just want to get out and see the city on as little a budget as possible - just don't expect anything pretty.

Budget, Budget, Budget

We reserved this room whilst in Bangkok as we needed somewhere for our 3 nights in Chiang Mai and this place is ideal for budget backpackers if all you need is a bed to come back to after a day out in the city - 300THB per night for a twin fan room and bathroom. The guesthouse in our eyes was typically thai, very cozy, very welcoming from the offset. There's free wifi available in the rooms and communal area (where breakfast is available to buy) and a gorgeous dog named Hunter who will give you those puppy eyes if you have breakfast here. 
Ideal location in between the Night Bazaar and Tha Phae Gate giving you access to the old city and night markets. 
The guesthouse even stored our bags for us for a couple of hours whilst we were out for our final day in Chiang Mai.

Ideal for budget backpackers

This is may be one of the cheapest guest houses in Chiang Mai. We have stayed in this guest house for one night and found everything fine. The owner was in bit rush but she was helpful. The room was clean but the toilet could have more cleaner. I have reserved twin non AC bed room and beds were comfortable (compared to the price) and proper amenities were provided. Moreover, they have a kitchen, good food menu and free wifi was available in the room.
Environment was super quiet and peaceful. Pets are allowed in this premises and an adorable dog named "Hunter" would accompany you in the lobby.  There were not many stuffs as this is a small property but the service was satisfactory.
Only problem I had faced was they don't supply water, but there is a workaround as you can buy chilled water from an automatic machine near to this guest house.

Super budget guest house

The guest house is super well placed. The room is rustic but very clean, and the bed is impeccable. The only thing: we didn't manage to adjust the air conditioning, and it was a bit cold. Otherwise, we recommend the activities offered by the guest house: they were often more expensive than elsewhere, and we had great times (especially the kitchen class, we gave ourselves a gift).
