The location was bad, we arrived and the manager of the accommodation waited for us, as we went up to the room we were surprised by the unbearable smell, the dirt of the room and the amount of dirt that the bathroom had (comparted) that at least wasn't cleaned in 2 weeks, the beds were dirty and my 6-month-old daughter started to fill up with grains (apparently there were mites) the noise of the other rooms and the cold that we had was unbearable, there was no heating in the middle of February and we were really frozen! we were angry because we couldn't leave 3 icy nights for our children.

I had to leave the room 2 hours after arriving.

I traveled to England with a couple of friends and we chose this place completely random. It was a great experience! It has everything you need close by: shops, tube, places to eat, etc... We were well received, the room was clean, with some tea, a fridge in it, tv....

To sum up, perfect place to stay if you're looking for a low cost place to stay and you're going to visit London.

Practical and low cost place to stay

We decided to stay at the place because it is close to the Underground station Tottenham Hale, relatively cheap and the reviews on TripAdvisor where pretty good. 

After our stay we feel that we need to tell future guests what to expect in this accommodation. The place is dirty, a lot of things aren’t working and the host is unfriendly.

We were “welcomed” by a grumpy man who didn’t explain anything to us and which we didn’t see again during our whole stay.
Our bed linen was dirty, we had hair on our bed, the bathroom was dirty and it wasn’t cleaned during our 4 day stay. The kitchen equipment is dirty and the Ofen is not working. 

The place still is relatively cheap and is close to the underground station but our advise is to rather spend some more on the accommodation and get better value for your money.

It seems to us that there must have been a change in the ownership, given the past reviews who were very positive about the owner and the cleanliness.

Unfriendly and dirty

Was due to stay there over a month ago. Last minute they decided they couldn't accommodate my request but wouldn't answer the phone to me and opted to just text me. Told me if get a full refund confirmed by a message through booking.com over a month later still no refund and the hotel refuses to answer calls or emails. Avoid at all costs despite the price 

Still haven't refunded me avoid 

We stayed there for three nights, the place is quite friendly and well-arranged.The kitchen and our room were well equipped, only shadows on the table, a bed with spring mattresses that creaks enormously and the lack of soundproofing. Exiting the airport, we take the train to Tottenham Hale (there is one every 15 minutes), then 8 minutes walk, very easy to find.The neighborhood is in zone 3 so the suburb but nothing to be said, no feeling of insecurity, restaurants, a super pub, supermarkets and pizzas to take...To reach the centre of London, after reaching the station after 8 minutes of walking, always count 20 minutes by metro.

Very good value for money

The same experience of other people. booked through booking on May 15 and canceled the same day. debited half the cost and since then they haven't returned anything. They pretend to have you refunded but actually don't. Since then a battle, even with booking, to get their money back. Fraudsters. To avoid, even because they don't answer emails and phones.

To be avoided.

I booked a room at this hotel in late April (22 April I think) through Booking.com. My credit card was charged on 24 April, although my stay won't be until 20 June 2017. Perhaps it's my fault that I didn't read the very fine print... but I then canceled my stay there because I don't like that they charged me two months in advance. I was advised to wait for 14 days for them to return the money. Then I was told that they had refunded me on 5 June 2017. Nothing happened. I kept calling my bank to see if Malvern had refunded my GBP 65, but the GBP 65 has not arrived back in my MasterCard to date. VERY DISAPPOINTING service, AVOID this place at all cost (or yeah, you'll have to pay two months in advance... and more...).

My money is held captive since 16 May 2017

If you want that home from home feeling,this is the place for you! Don't be put off by the fact that it's in zone 3,it's literally 6 minutes walk to the underground/bus station and you're on Oxford street in 15 mins by tube ( get off at Oxford circus). It's only 20 mins to Victoria and if you want to see Buckingham Palace,get off at Green Park which is one stop before Victoria station. ( Take the Victoria Line for the above mentioned) Changing lines for all the famous sights is so easy and there are always friendly,competent staff at the various stations to advise you on which lines you need. A visitor's oyster card is highly recommended for best value, which you can top up easily in any station and get a refund if there's any credit left after your stay.As for accommodation at Malvern Rooms to Let,everywhere is so cosy and spotlessly clean..there's a fully equipped kitchen if you want to prepare your own meals and a lovely private patio area if you want to eat outside.This property is in a built - up area but it's incredibly quiet,it's almost unbelievable that it's actually in one of the most vibrant cities in the world! You will be given keys to come and go as you please and the property is very secure : once you open the front door,there's another with a digital code door lock.It's necessary to call one hour before arrival and you will be met by a lovely lady (Maggie) who will give you your keys and explain everything you need to know ... she made me feel so welcome - a far cry from some of those big whatever-star hotels where you're basically just a number. Price-wise,I've never had better value for money! I thoroughly enjoyed my three-night stay and there's no doubt in my mind that they weren't my last!

An absolute Gem!!

The owner welcomes you like a real guest. You feel at home. She explains everything and is very friendly. The hotel is very clean and the location is about 10 minutes' walk from Tottenham Hale train station.

This hotel is just great!

London is a very expensive city and I thought I had made a good choice by booking this property which seemed to offer a good quality/price ratio. 15 days before the stay, due to personal reasons, I had to cancel the trip, reassuring myself that I could avail myself of the free cancellation provided as a booking service. I had been charged on the card half of the money I owed for the entire stay (usually distrusted by the facilities that always impose these upfront months from the actual stay), even with some arrogance, immediately after the booking, with the threat of cancelling it if I had not returned the money within a few days. So I was pleased that, once I cancelled the booking, I was given back the same money with the claimed cell phone I had already worked with, I was told that the facility had been working for almost 14 days, and I was not afraid to make a full refund, and I was told that the situation was not to be reversed.
