I stayed at this lovely bed and breakfast establishment on the evening of the 30th of December 2016.
I have been very very fortunate to have stayed in many beautiful hotels all over the world and although this is only classed as a bed and breakfast it ranks up there with the very best.
Our room was ensuite and was immaculate with a seating area television and tea and coffee making facilities.
I must admit I adore my food and the breakfast did not disappoint all freshly prepared and perfect. 
The setting of this establishment could not have been better, very quiet and picturesque yet close to Lymingron and and Bournemouth.
I would without hesitation recommend this bed and breakfast as it must rank up there with the very best on offer.
The owner could not have been more helpful informing us of all the nearby attractions, restaurants and how to get there.

Well what a lovely bed and breakfast! Booked here on booking.com for 3 nights this was our only option for the area as we wanted to be close to Beaulieu that was the best decision we made staying here. Even before arriving Debbie sent a message asking how many people allergies and if she can help with anything which was a lovely touch.Long private Lane that you follow round to finally get to the b and b signed posted aswell so quite easy to find. Lovely house very big with a big garden was allowed to go into the garden a trampoline swings all waited my little boy. We turned up to a envelope on the door with our name on inside was a key and directions to our room was nice to be able to help our selfs in and not have someone in our face after a long journey. We had the double family room which Debbie laid out lovely she had a travel cot set out for us with bedding in and left a micky mouse teddy for my little boy to cuddle at night. Big double wardrobe with two fold away beds in plenty of space to put clothes. Very big television to watch with a good selection of channels. Tea and coffee facilities wonderful plenty of milk,tea and coffee sachets on the tray Debbie had also left some club chocolate biscuits layed out and two bottles of water which was a lovely added extra. Bathroom was bath with shower over which was perfect for us lots of towels left out very clean in the room and bathroom. Bed was very comfy being pregnant it has not been easy drifting off to sleep and always seem to wake in the night how ever with this b and b as soon as I driffted off to sleep at night that was it till morning so must say it's a better bed than what I have at home. Outside room is a table with lots of leaflets about the area. We finally bumped into Debbie later on in the evening which we asked about breakfast she gave us the choice of what time we wanted to go and asked what we would like to eat she also had a interest in how our days been which was lovely. Breakfast was downstairs through the kitchen and down to the dining room. Two tables laid out then in the corner a table with fresh fruit, milk, juice, yogurts and cereal plenty to choose from. Debbie had layed us a highchair out and put a teddy on to keep little on entertained she kept coming in and out checking we was ok had enough tea if we wanted toast then offered croissants on top. Full English arrived hot and tasted wonderful very good quality but I struggled to eat it after all the food we was offered before it arrived! So I spoke to Debbie about having just a sasuage sandwich next day which was not a problem for her! We all felt full after breakfast ready to start our day. Second evening Debbie asked if she could pop into our room for a spare bed which was nice she didn't have access to the room just us so she wouldn't be intruding at any point. We had a lovely chat with her very friendly lady and asked if she could get us anything but with it getting late said no and went to bed. Breakfast the next day even better she offered our little on some chocolate bars to take out with us which was a lovely touch to do. On leaving day was very sad to leave her as we had settled very well and felt very welcome. Debbie also gave my little boy the teddy which he had grown to love over the weekend which was just lovely. She didn't push for payment let us get out bags in car get our selves ready then we paid her. We will definitely be booking with her again as we come to this area every year so looking forward to returning.

Excellent bed and breakfast perfect setting

Wonderful above expectations 

On arrival, after noticing the For Sale sign and a look of neglect about the place,  we found an envelope pinned to the front door with our room key in. The owners had gone out for the day and left the dog home alone, Barney was constantly barking and whining, which was quite disturbing. The room was clean enough, but the un-ironed, non-matching bed linen didn't make us feel particularly welcome. The bathroom was very basic, the towels adequate but only just.  There was nowhere (not mentioning the very dusty wicker unit) to put toiletries, and only one, nearly empty, hand wash bottle supplied. The shower unit is very small and it wasn't easy to manage to get the water the right temperature without leaving the door open and flooding the floor. We met Sid the following morning, he was friendly enough but didn't welcome my concerns about the length of time the dog was left. The breakfast was very tasty and cooked to order, and plenty of choice. We sat out in the garden, which also looked neglected and spoke again with Sid. He mentioned he was moving on to new ventures, and I think he has lost interest in this business already. The slabs on the terrace are very uneven, it would be easy to trip up and have an accident. There was a covered up hot -tub, but it looked very dirty and unused. 
  I hadn't expected to be so far away from the main town, or have the need to drive along a pot holed lane, down narrow country roads to get something to eat, it would have been too risky and too far to walk it . For these many reasons, I wouldn't stay here again, nor recommend it to others. I would never have rated this a 4 star accommodation, looked very care-worn.

Not the best

To be honest this was not my first choice. 
Stayed for two nights with wife and 16 year old daughter.
The location is for guests who want a basic b and b and don't mind driving for diner and drinks.
Personally I found the location very restrictive as we like to walk to and have a choice of eateries and maybe indulge in a glass of wine or two.  
For this reason I would recommend booking a b and b in one of the villages nearby such as Brockenhurst or Lymington rather that here. 
Located in a lovely, very quiet cul de sac that is approached by a bumpy pot holed road. . There is one very very nice (but pricey) restaurant within walking distance (Goldleton Hotel). Although the walk was a bit scary as a small part is on a fast stretch of road with no verge. Alas there is little else nearby.  
The hosts were very welcoming and the breakfast was very good. We had to book our breakfast slot the first morning as there were other guests. Which was a little bit annoying as we had made arrangements to pick up some bikes early. 
The new forest is a stunning area of outstanding natural beauty. 
I will return to the forest but not to this b and b.

Book in one of the main towns if you want a choice of restaurants. Average BB.

We booked this venue it had a hot tub. I emailed 3 days before our visit asking if it would be ok to use it on arrival Friday and on Saturday.  The husband responded saying he would have it on and ready for us.  We cut our walk short as we were excited about the hot tub but on arrival found it stone cold and without any power running to it and nobody home (apart from a barking dog) to ask about it. Quite disappointing for us and our 6 yr old.  Surely the best thing to do would have been to let us know beforehand.

We went out for a lovely meal and on returning the owner greeted us and asked us to book our breakfast time, we said 9.30 and she said "Oh that's very late, I normally say the latest is 9am"  We're used to being given a window rather than exact time slot and we were on holiday.  Anyhow in the end she said it would be ok.  She also said "Did I say it was ok for you to bring 2 dogs" I have the email asking we bring their own beds!  Strange she didn't know what she had supposedly asked me.

We asked about the hot tub and she said she only got the email from her husband last night (even though we asked days ago) and she said it will all be working for you tomorrow.

Next morning at breakfast she told us it was on and working without us asking (we even saw her go to it and check it) but would need to heat up. We went to check ourselves but it still wasn't on.  Also she'd left the lid half off, we assume she thought the sun was going to heat it up! It was bad enough that it wasn't working but why lie to our faces about it, did she think we wouldn't realise.  Had we not checked that could have been more holiday time wasted. 

Saying you have something but not really having it is false advertising.  If you stay in a hotel and something isn't right they generally compensate you in someway to keep customers happy.  Not so here.

Upon leaving we didn't think it unreasonable to not pay the £10 extra for the dogs given the £240 for 2 nights we'd already spent and we'd missed out on the reason for booking.  It's a basic B&B (a block of soap rather than shower gel for example) somewhere to lay your head but not anywhere you'd want to spend time, especially given the barking dog that's left alone for hours on end.  

So we started trying to explain but she snapped at us "Go on, go then" and we turned to leave and she then verbally attacked us and started shouting and screaming at us "You brought those 2 great big dogs into my house (cocker spaniels), your kid's trashed my dining room (tiny bit of scrambled egg on dining table), your dog has probably weed all over my bedroom and you're horrible people!"  Absolutely none of which is true, in fact we'd even bathed the dogs the morning of our trip so they were clean for someone else's home  and the younger was crated the only time she was left alone at breakfast time.  

I was quite dumbfounded by her aggressive attitude and more lies.  My husband said to me "Tell us what you really think!" and I think that's it, she just doesn't really want people, dogs or kids in her house, it's just a way to make a quick buck and the pretending to be nice slips if you say you're unhappy at all.  You'd never have to deal with that unhinged behaviour in a hotel.  She did not even give us the chance to reason with her and continued to shout abuse at us as we sped out of there.  What a horribly stressful experience.

The previous reviewer who said she was hostile was unfortunately very accurate. This was without doubt the most unprofessional place we have ever stayed.  She made some comment about the engineer coming to fix the hot tub on Tuesday.....something tells me it's not going to get fixed in the near future if ever.
