What a beautiful B&B the owners work sooooo hard to make it as idyllic as the views that surround it. I had a dream time booking and arranging this stay for my family and even though we had to change our plans 3 times the lovely owners were patient , understanding and accommodating! They even went out of their way to accommodate my aunties needs as she is partially disabled. I highly recommend this family run B&B and to support such kind people as they provide a sanctuary for people passing through. Thank you!

Beautiful family run B&B!

Myself and husband booked the beechwood b&b for one night only to visit family close by, we booked direct on web site, noticed no breakfast was stated on site says due to covid, was disappointed about it but we could t find anywhere else to stay for the time we wanted to go, anyway when we arrived we were greeted by the lady who runs it with her husband and she didn’t even know we were booked, we were told they had no room in the side of the house they use for people to stay but we could stay in a room in their side of the house, when we went up to the room it was extremely cold in entering and no bed made up, she said she will make the bed and have it ready for us whilst we were out, we came back later that evening and the room was still cold we thought perhaps the heating had been on earlier and went off by time we got there, so did not think any more of it, luckily we had warm pjs for the night, noticed wall had big cracks down it on two sides, very plain in room and shower was poor but warm, on leaving in the morning the husband met us at the bottom of stairs and we said how cold it was in room, he said we should of told him as he would if fixed that and also mentioned that that room wasn’t really meant for people to stay in, I feel this was a poor excuse as we booked a while before going and they took the money quick enough so was all paid up front, but in arrival being told they no room but we could use this one was bad, having travelled so far we thought as it was for just one night we could manage but we will never return to this place again, wish we had looked at reviews before booking.Wish I had took photos but debated on leaving a review so didn’t prepare for that.

On Saturday 1/10/22 we stayed at Beechwood b and ? . This was booked 11/09/22. We arrived about 4.00 pm , the owner (female) answered door and said our accommodation was in the building next door , left us outside then went to get key , I presumed . ..She came back out called us inside and said did we book on their website, I said yes and showed my email from them . Then she found our booking form and said she overlooked our booking and would be staying in a room which is within their accommodation building . She took us up to room , and said she would have to make bed up . The room was very cold , but I thought the room  would be warmed up for when we came back . We left our bags in the room and went out . We returned to the room around about 10.30 pm , the room was still very cold . I looked at the control on radiator and it was on lowest setting , so it hadn’t been on . I turned it on to warm room but heating did not come on . So went straight to bed , it was very cold throughout the night and traffic was very busy past the b and ? We did not get much sleep . In morning heating still did not come on ..went to make cup of tea , but couldn’t tip water into cup because where  the socket was situated and length of cable on kettle you could not tip water into cup without taking cup off the side and lowering it . The shower frame was coming away from the wall and door wouldn’t shut properly without force , also no handle to open shower door , water was hot but ver poor shower head . On leaving the owner (male ) came out to collect key from us . I told him that it was very cold in the room last night and this morning.He replied ,oh heating should of came on,  but I should of told him and he would of sorted it . If heating should of came in then why didn’t it?also he said , did we know that they don’t usually let this room out .It seemed that we were lucky to have this room by what he said . We won’t be staying here again …

Pretty abysmal really.  Looks ok from the outside, but it’s a different story inside.  It’s quite dark and drab in the hallway, and very worn and old-fashioned.  I was shown to my room, and the first thing I noticed was how cold it was, at 2pm.  The lady who showed me in explained that the heating didn’t come on until 3.30pm.  I got changed and went out to the event I’d travelled to the area for. I didn’t get back until 11.30pm and the room was still cold.  I didn’t wake up until 9.30am and the heating was already off.

I wouldn’t normally stay in  B&B, but there wasn’t anything else close enough to where I needed to be.  The bed was comfortable though, which was the main thing I needed.  It was £65 for a double room.  That’s probably £25 dearer than it deserves.  The room itself was very lacking in appeal and is very neglected.  The carpet is bare and frayed. The en-suite is also very bare.  The base of the shower is open with waste pipes exposed.  I’ve attached a few photos.

The Beechwood shouldn’t really advertise itself as a B&B, as they don’t provide breakfast. They are using covid as the excuse not to provide this.  In which case, it’s a “B”,  not a B&B”!

Comfortable bed for the night, but little else to recommend it.

Booked with this lady, unfortunately couldn’t go - sent her an email cancellation which she declared she did not receive, but she actually responded to that email. She’s declined to give me my refund and will not speak to me any further. Avoid.

THIS WOMAN DOES NOT GIVE REFUNDS

Very run down, obviously no updating or decoration done in years. Owner/receptionist met us on arrival and was friendly enough but that was the last we saw of her in our 3 day stay. No wifi in the rooms. No toilet paper  - we had to go out and buy our own. Two small sachets of shower gel which were expected to last 3  days I guess as they were not replaced. Again, we had to buy shower gel. No soap for the sink. Very weak shower (there was hot water). At half the price we might have said you get what you pay for, but for £70 a night it's a racket.

Clean, with hot water but that's all I can say that's good

I travel to Leeds several times a year and most of my reservations can be last minute ones.
This was all I could find available when I went last year and I have resisted reviewing it for a long time. It was fairly clean and the bed was comfortable, but that was it.
If you want to feel that you are an imposition and have to fit yourself round the person in charge, then this is the place for you!
How it remains in business I have no idea and will not be staying there again.

Value for money

We booked this because we had very few other options as we booked late and we will not be returning if we can help it. It is very overpriced (£70/night) for what it is and despite the fact you expect breakfast to be included, apparently it is not, despite the hotel’s website saying otherwise. The rooms are very tired and we didn’t have hot water in the shower. The only good thing is the location, which is very near the park. 

Avoid if you can...must be better available options for the money

Stayed for the Ed Sheeran concert, perfect location. But when we came down for breakfast the owner, in a dressing gown, said there is no breakfast and not included in room price. This despite nothing being said when booking and the website stating: Soledad ensures that a hearty full English breakfast is available to all her guests which is of course included in the tariff (for direct bookings)". We spent £15.40 on a take-out breakfast from a shop on the same road - not hearty but at least it was breakfast. Not even an apology from the owners. I will be emailing for a refund. 

The evening of the concert they were selling beers and letting people use the guests' toilet leading to long queues that meant one of our party who was staying in a room without a toilet couldn't use the guest toilet as concert goers were using it. 

The bed was surprisingly comfy, the bathroom would have looked outdated a few years ago, shabby at best, dirty extractor fan and cobwebs. 

It's a lovely area so shame the accommodation is poor and the service dreadful. 

Oh and they are not pet friendly as claimed, unless it's their dog, not guest's dogs which are not allowed.
