This was my second visit, Julie the landlady is great, everything you could need is provided, from tissues to extra blankies and more. Her breakfasts are almost belly busting, a great selection, including homemade jams. It's a home away from home, for me especially, she has two beautiful cats, so I don't get homesick 😀.Great place to stay, clean and quiet, 10 mins from both bus/train stations and 10 mins from the beach. If you get her Blue room, technically you get a seaview too 😀. I can't wait for my next visit.

The owners Julie and Richard are the most wonderful hosts!  The room we had was so comfortable, clean and had everything we needed.  Breakfast was amazing and loved Julie’s homemade jams.  We bought three to take home! Julie’s homemade shortbread was to die for!  Also, both Julie and Richard went above and beyond to make sure our stay was comfortable and that our needs were met!  We are only sad we couldn’t stay more than one night!

Superb property and host! Located just off the end of the high street and about 10 minute walk from train and bus stations. Met by host who was very friendly and welcoming. We were away too early to have the renowned cooked breakfast, but host agreed that it was no problem to have a very early “cold” breakfast of cereal, yoghurt, fruit, toast and coffee - lots of choice and plenty to set us up! Wonderful! Room was very clean, comfortable, well appointed and with plenty of storage space. Very comfy beds. Good TV. Great tea / coffee making facilities, including great home made biscuits. Superb, powerful, hot, easy to use shower with toiletries provided. This was a great experience at a great price for what was provided. Very good value! Will definitely stay again!

Lovely couple who can't do enough for their guests and clearly love having guests from all over the world stay at their guest house.This was my 1st time staying in a guest house, and i was pleasantly surprised.Lovely room, very welcoming on arrival and after we got chatting it genuinely felt like a home from home.Leven town centre has some shops/pubs etc, and this guest house is perfectly positioned with both off road and on road parking available.If you want the authentic guest house experience, with hosts that will cater for all your needs, look no further

Superb on all fronts - great value for money.

Perfect Guest House and Lovely Hosts

For me this was the most relaxing mini break I've had. Julie the owner/hostess is very friendly and chatty and nothing is too much trouble. Her rooms are spotless, bright and tastefully decorated. Depending on how your walking is, the beach is anything from 5-10 mins away, and what a beach it is. Julie's breakfast gives hotel chains a run for their money. Fully cooked and/or continental, you're spoilt for choice. I couldn't think of anything I needed in my room, everything was there, extra heater, tower fan, toiletries, well stocked tea/coffee tray including welcome tub of homemade shortbread. For me, I was in heaven, the added bonus of Julie's cats was a surprise and delight. Hygiene is observed, the cats are in a run outside whilst breakfast is on the go, but once that is over, they are happy to meet and greet guests. They were the highlight of my stay. I've already booked my next visit, where I'll pop on a local bus that goes to St Andrews, apparently only takes 30 mins. Dunclutha is perfect for a chilled out break and Julie always has time to chat no matter how busy she is.

A great place to relax and chill out

This was a last minute booking and I wish I’d arranged to stay longer. It was so comfortable and I was well looked after. Extra touches like quality towels, home made preserves and shortbread. I don’t think it will be long till I return. The walks on the beach and the wonderful shower in my room were brilliant. Thank you so much!

Property was lovely.  Room was clean and modern.  Shortbread, water and various teas and coffees available in room.  Owners very friendly.  Hot tub was a great perk.  Breakfast was also excellent.  Fresh fruit, cereals and cooked all available. Lovely home made jams to buy too.  Thoroughly enjoyed our stay

Amazing stay in a fab guest house in Leven. The room was very good, bed was very comfy and the shower was excellent. The breakfast was superb. We both had veggie and the sausages and vege haggis was very good. The whole place was very warm. The cats were a hoot. Owners were very friendly and upbeat. Would recommend staying here and would stay in the future. Bus station about 10 mins walk. But there are bus stops to Glenrothes a short walk away. Cheers 😁😁

2 nights in Leven.

Very welcoming place, felt completely at home! Lovely owners, two gorgeous cats, spotlessly clean bedroom and bathroom, great shower, tv and heating were both working perfectly, comfy bed, breakfast was delicious... I couldn't ask for any more! It's an absolute gem especially at that price!! I'll definitely be back in the future! Thank you! x

Absoloutley Amazing stay and a beautiful guest house with a great Host and couple were very friendly and welcoming ..made me feel very comfortable ..great to talk to and easy to be around..the tartan room was amazing and very comfortable with all the ameneties and own bathroom i would definatley recommend this guest house to anyone and i didnt want to leave and will be re visiting
