Decent hotel for the price and the rooms were clean ,Rachel in the breakfast area was so helptand so was Ali who made sure we were comfortable.The hotel is situated in a residential area which is not the best developed but still hotel seems nice and safeHas a chippy /bar/restaurant and ice cream parlour right next to it in case I come back from Edinburgh earlyEasy transport options (bus trainand park and ride from near hotel Would recommend for a decent priced hotel away from city .Would recommend!!

Great property 20 mins from the airport. In a small residential area.

It's my understanding this hotel is recently under new ownership. It's obvious they are working diligently to make it better. Room was great. Very clean. Only complaint is the water pressure in the shower. Would definitely stay there again.

We would highly recommend this property. Room spacious and very clean. Great bed. Handy location for public transport into Edinburgh. Staff friendly. Parking very easy. Very quiet and safe location. Very good breakfast.

My husband and I came up from Kent for family and we enjoyed our 2 night stay. Check in was super easy, the staff very nice, bed was quite comfortable

This hotel is outstanding and from the outside you think hmm but inside it is well decorated and cleaned . The bedroom was spotless and had a kettle with tea and coffee to make a drink. The bathroom was clean and modern and a great shower and well designed and fitted out. Breakfast was great such a great choice from toast to cereal.. and a cooked breakfast that was delicious and quality items with a great waitress. Trust me worth staying .

The room was pretty small but had everything you'd want in it. Bed was comfortable.  The wifi worked as it was meant to. The breakfast was included in the cost and you had a choice of continental or a proper cooked one. There was a bus stop right out front if needed that had a lot of buses using it. Plenty of car spaces too.

Value for money.

Overall we were very pleased with this hotel.most Edinburgh hotels were silly money - this was a little further out and much cheaper so we were initially concerned. However, even though the property is in the middle of a council estate and on the outside looks like the local community centre, inside it was excellent and the rooms are brand new and although small, they beautifully appointed. make sure to get a room on the right side of the building with reasonable view as the left side overlooks a grim yard.A very good breakfast is included. teacups ate not much bigger than thimbles but otherwise excellent. Special shout out to Rachel the waitress who is by far the hotel's best asset! the most delightful friendly and charming person who just loves her job and her guests!

Good car parking facilities, register for free parking for your stay. Close to main roads.Reception area a little dark but very tidy. Friendly efficient person on desk, unfortunately she used swear words during conversation which isn’t very professional.Easy to find room. A little dark and dingy but spotlessly clean especially shower room and bed. Poor power in shower.Good facilities, dining room, bar area, breakfast.Fish and chip shop onsite. Food and drinks very good. Excellent breakfast and waitress excellent as well.

Awesome stay

Upon arrival there was a lot of leaves and some litter at the entrance and throughout the 2 days stay it was not swept or cleaned.The hotel itself was nice,  a little outdated in parts but the room was clean and warm which was good as it was minus 1 outside.The breakfasts were good with plenty of choice, and a vegetarian option, not sure if there was any other alternatives such as vegan.Service was good and prompt with not long to wait for your food.Overall a nice cheap place to stay which was what we wanted.

Good stay

This hotel was close to where we were attending a function. The room was recently refurbished to a high standard with a well designed en suite and plenty of storage. There was no noise to disrupt our sleep. Breakfast was OK. Friendly staff and no cleanliness issues. We went to the bar next door and the music was fabulous! Probably not a hotel for a weekend break but great for a well priced bed for the night.

An inexpensive first stay at this hotel near the M90, and would stay again in the future. Room was very clean. Evening meals were not available and I had to make other arrangements. Cannot comment on breakfast as I has to leave extra early for work. WIFI was a one or two bar service: - suitable for email, but not video-conferencing

Staff was very helpful and check in was quick. Room was clean and beds comfortable. Taxi was about £6 from the rosyth train station and the bus stop we needed to get to dundee was only 5 minutes walk. Breakfast was included with a variety of continental and hot food available and it was a great way to start the day.

The location to Edinburgh was excellent. It was easy to catch a bus into the city. The staff were so helpful to tell us where to catch the bus. The breakfast was great and service was excellent. The only con we had was no bar fridge in the room, no face cloths and as an international traveller, no shampoo or conditioner.
