We stayed here in the villa for two weeks at the end of July. The villa is beautiful, quite location with lovely scenic views. Swimming pool was a great area, well thought out with hob tub and huge bean bags to lie on under a large shaded area. Lots of space around the pool to spread out if you are there with a large family. Villa was very well equipped, it has a gym with table football and table tennis to keep everyone amused. The owner Nadia was lovely, helped us book restaurants, advised us on the best towns to visit. 

Any problems with the villa whilst we were there were sorted out immediately, we were very impressed Indeed with how quickly Nadia dealt with any issues that arose. Nothing was too much trouble for her! Cannot thank her enough it made the stay even more pleasant knowing that the owner of the villa was so accommodating. Would definitely recommend this villa. Would definitely go back one day!

Excellent beautiful villa

The owner, despite our option for 4G, after a telephone agreement, and despite having written as soon as we reattached the phone, the day after our email (exactly 24 hours later, so not after a few minutes) with the excuse of not being able to insert the structure block in time (in 24 hours?) preceded an online booking.

Low professionalism in booking

Everything is absolutely beautiful, a beautiful structure immersed in olive groves with a wonderful panoramic swimming pool, excellent reception and support with suggestions from local tour operators and restaurants.

The pictures of the property speak for themselves. Everything is really as shown, it's obvious this is very good. 
On 2 days we had some problems with the water-pressure in the morning hours, and once we had a problem with the heating of the water. If you mention this to Francesca, you may be sure someone will come to solve the problems, literally within minutes. 

The rooms upstairs are rather suitable for a little older children. We were there with 8 grown-ups, so for those sleeping upstairs, the comfort was a little lower but do-able. 

A tip concerning bread: Maybe there are good local "panifici", but we went to the Lidl. They have different kinds of tasty bread, really good croissants, etc...

Very good accomodation in middle of Italy

Echoing other reviews, this is a fantastic villa which is perfect for a family holiday. Things we loved: air conditioning in nearly all the rooms, a good sized pool, free Wi-Fi, comfortable beds and sofas, table tennis, gym, plenty of loos and bathrooms, great views, and a friendly and helpful owner who speaks good English. The only negatives we can think of are that the lane leading up to the villa isn't surfaced with tarmac so is quite rough, and the ceiling heights in the very top bedrooms are low so one to be aware of if all guests are tall. We would highly recommend this villa, and the surrounding area.

Superb property, highly recommended

Stayed here for one week with a family of four in late June. The cottage is a real gem. Without a doubt, the main attraction is the beautiful garden and pool area where we spent most of our days. The large heated pool and the jacuzzi are simply great. The views from the pool area and terrace into the surrounding Umbrian countryside are stunning & serene. At night many well-positioned lamps and spots light up the garden and pool. The house has everything one needs and then some. Too much to mention here, but all is well described on the dedicated website. The fitness room is well equipped (treadmill, bike, weights, crosstrainer, bench...) and also offers a sauna, table tennis and table soccer. Cosy bedrooms with good beds.

A little paradise in the Umbrian countryside

We stayed with our 4 children in July. There was plenty to keep them occupied in the villa & it's lovely gardens. The gorgeous pool & hot tub were a big hit! The veranda is perfect for leisurely meals particularly if you have young children who don't want to sit in restaurants. We had BBQ's & watched the sunset. Nadia, the owner, was extremely friendly & helpful. She even rang the airport several times for us when one of our bags was delayed & arranged delivery of it with her so we didn't have to wait in for it. Without her help i think we would still be trying to locate it! It's a beautiful villa, pool & gardens & the warm hospitality makes it all the better. 

Great for all ages

We just returned from Mrs. Nadia's beautiful villa and I must say that the pictures don't do her justice. We went with another family, we were 8 in all, 4 adults and 4 boys aged 12 to 15. The size of the villa was more than enough and it was very well equipped, and with a nice garden. The pool, the hot tub, the gym, the ping-pong ball and the table - so many things allowed us to do physical activity, so we were really able to give ourselves the wonderful food and ice cream! While we were there there there there there there was a heat wave with temperatures of around 40 degrees, but it was not a problem as the air conditioning was working well.

Fantastic villa in an excellent location.

We have recently returned Mrs Nadia's beautiful villa and I must say the photos do not do it justice. 
We went with another family, there were 8 of us in total 4 adults and 4 youngsters aged from 15 to 12, the villa was plenty big enough and very well equipped, in beautiful gardens. The pool, hot tub, gym, table football and table tennis table provided us with plenty of activity which meant we could truely indulge in the wonderful food and ice cream! There was a heat wave while we were there, the temperatures were in the 40's but it did not matter as the air condtioning worked well.
 Mrs Nadia was very kind and gave us a wonderful cake on our arrival which we all enjoyed, she also shopped for us the day before we arrived so that we were able to relax and not have to worry about going the supermarket straight away which was really appreciated. Mrs Nadia was very helpful from our initial enquirey, right until we left,replying to my many emails, nothing was too much trouble.
The location of the villa was perfect, it was easy to get to so may beautiful places, of which Assisi , Perugia, and Orivietto were some of our favourites! We also went to Rome by train, and drove  to Florence. There was still so many places to visit, we were very sad to leave after 2 weeks. We will definitely return. Thank you

Fantastic Villa in an excellent location

The house is beautiful, you can see it instantly from the photos that match the reality exactly. But what we liked the most is the fact that from the house you can get to the most beautiful places in Umbria very quickly...of course if you manage to get away from the swimming pool! The service is absolutely fantastic, nice, friendly and reliable. Little advice: try the typical dinner. The food is great but the women who make it are even better!
