Clean with AC, bathroom/shower. 
Breakfast to get in the reauturant beside. Walking distance to night market (5 minutes) and beach(15 minutes).
We got 1 room with 2 beds for 3 adults and 1 child, so we had a perfect price-quality package.

Cheap, it's a good deal to stay in Sihanoukville. 2-3 min by walk to the beach, 10 min to the pier. 
The young manager is friendly.
Maybe not the best beach in Sihanoukville (Orchetels / lot of toursit preferes Otres beach), but you are neat the pier : so a lot of place to eat (no need for a motobike) and shop.

Made a booking through booking.com two days in advance. Arrived at the guesthouse only to be told rudely that there were no rooms. I showed the male receptionist my booking confirmation etc but he ignored this. The female staff member (presumably the owner or manager) was equally unhelpful and just kept saying that they "are closed with booking.com". I can only assume this means they have canceled their contract with booking.com and therefore aren't accepting bookings via this website. 
I explained this wasn't my fault, I've got a confirmation and if they could recommend a few other places in the area that I could try, or phone them for me. Again, completely refused to help. 
Being Chinese new year, it was really hard to find a replacement and ended up paying three times the amount at another (beautiful) hotel. 
I understand miscommunications happen and I'm not sure who was at fault here, either the guesthouse or third party website but the way they handled this situation, so rudely, was disgusting. 
I certainly wouldn't recommend one bit!
