The home stay near to Bue vein.  It is very comfortable and rooms are spacious enough. There are also super markets, shopping malls and Starbucks nearby.  It’s basic and there’s no breakfast but, I had a large double bedroom and a small balcony for about 15 USD a night. 

Wow. What a great little find!  Has to be the quietest room that I have ever stayed in D1 HCM City! That along with a very comfy bed meant I always had a great nights sleep!

The room was big. The room was advertised as double room with balcony, but also had a single bed. 
Nice private balcony. Air con and a ceiling fan. The bathroom was huge with a big corner bath tub! Also shower!

Decent new television. Strong wifi. Big fridge with really cheap mini bar. Massive wardrobe and a handy coat hanger stand. 
There was no kettle in the room. But asked politely and my wish was granted immediately. 

Really the family that run the Van Hung are super nice and friendly. The owner and her husband don't speak so much English. But will do there upmost to make you feel at home. Their daughter who has some beautiful children! Is only ever a few moments away. And her English is excellent!
A really nice family. Who run a wonderful guesthouse. 

Just 3 blocks, 5 min walk max to to Bui Vien. 
Just across the park from the bus stops and stations. 
Also had some great local eats close to Van Hung including bakery's. There are also super markets, shopping malls and Starbucks nearby. 

So overall a great quiet place to stay in D1. Run by a super friendly family!

We arrived at our hotel to find out that our booking had been cancelled and the place was full. We managed to book Van Hung online (it was around 11:30pm) and walked straight there. It's a family run place so the owners was pretty much asleep but they jumped up when we arrived and worked quickly to get the room ready and make sure we were comfortable. Loads of water was provided in the room and they even gave us some bananas. 

The room is pretty basic but the bathroom is cool - it has the biggest bath I've ever seen! The hotel is down a small side road so can be hard to spot the first time, however the location is fantastic - it's in easy walking distance of the main restaurant areas in District 1 as well as Ben Thanh market. 

The owners were lovely. Their English was poor but we still managed to get by and they couldn't do enough for us, even insisting on cleaning my sandals for me when they got dirty in the rain. 

I would definitely recommend this place and would happily stay here again.

I am kind of reluctant to recommend Van Hung, as it is the best budget accommodation I've found in central Saigon - and I don't want too many other people catching on to the secret!

This is a small, family-run place, with more of a 'homestay' vibe - so you will find the owners' family (and friends) hanging out watching TV and shooting the breeze in reception most of the time. Not really a problem - you may even find it charming, but.... I felt uncomfortably intrusive sometimes. (They make a lot of noise as well, which does echo alarmingly up the stairwell; but once inside the room, you're well insulated from it.)

The rooms are spacious, with comfortable beds, and efficient, quiet fans and A/C (and those at the front, at least, have quite nice balconies; although the only view you have is of the neighbour's balcony 2m away!). The cable TV, wi-fi, and mini-fridge are also very good. I had two beds in my room: a double, very firm (which I like), and a single, very soft (which I wouldn't have been able to use). So, I'm not sure what kind of beds they have in most rooms; but you can probably try to specify, if you have a strong preference.

Most members of the family speak little or no English, so you may sometimes find yourself in a point-and-smile situation to try to explain something; but the two ladies mainly in charge (ma and grandma) speak English pretty well.

It's a little difficult to find: not actually on Nguyen Trai, but down a little alleyway off it about 100 m or so west from the big traffic roundabout at the head of Nguyen Thai Hoc (one of the main roads leading south over the river into District 4); there's a big blue banner over the entrance to the lane, but it's obscured by projecting shop fronts on either side - you can't see it until you're almost directly alongside (picture of the entrance attached). But at least they have quite a prominent illuminated sign outside the guesthouse which you can see from the alley entrance, once you've found it.

There's no complimentary drinking water (which is rare in SE Asia) - but the very reasonably priced mini-bar includes 5-litre water bottles for only a dollar each. There's also also quite a well-stocked mini-shop in the lobby, with regular convenience store prices.

Given that it is barely 100 m from a tumultuous traffic roundabout, it is amazingly QUIET; the little back-alley it's on is dampens almost all the surrounding traffic hubbub to a low murmur. (There is a bit of annoying noise nearby, particularly from a bar that plays bad and loud music; but that's more an irritation if you want to sit out on a balcony in the evening; once you close the windows, it's pretty muted.)  

And the location is excellent - less than 10 minutes' walk from the central bar district around Bui Vien, and only a little further to the Ben Thanh Market and the Art Museum; also fairly straightforwardly walkable from the train station, or the Futa long-distance bus station (about 2.5 km to either). You may not want to stray much beyond the immediately adjacent streets, though, as they have a great selection of restaurants, cafes, and convenience stores.

There are some places a bit cheaper around Bui Vien; but I don't think there's anything much better at anything close to this price in District 1. I'm likely to become a regular here.

I had a three night stay here. It’s basic and there’s no breakfast but, I had a large double bedroom with a full ensuite and a small balcony for about £13 a night. For a city centre, this is good value. I asked for a quiet room and stayed on the third floor. There’s no lift.
I had a large bag of washing done on site which came back ironed for $5.
The family who ran the hostel even handed me a bottle of water as I left. I’d stay again.

I love this place. I've been staying here since 2010. My favorite feature is it is a safe place. You will be safe and  your stuff will be safe but there is no safe.My second favorite feature is the tub. It is big with a little indented seat. They bought  new T V s  and air conditioners for the rooms. Everything appears clean and fresh.The internet for streaming is weak sometimes but I can always get on for mail and looking at future bookings and Netflix.I just had problems with football games.I had trouble with the internet at my $140 hotel. It could be country wide on occasion.Same with noise and construction. 
English isn't easy but the daughter of the owner speaks enough and quite well actually when she is available.It is down an alley and out of the way but you can be anywhere very quickly. Although not in the backpack district officially [ a good thing ] I am sure I could hit a driver off the roof to it. An easy walk to Back Pack ,Binh Thai Market , downtown ,etc. If you can't walk to your destination cabs are very cheap here. Sometimes I just get in a cab for the A C .
I have come as a solo,couple,and with family.All work here.
They close the door before midnight but sleep in the lobby and open it for you no matter what time you come back with no complaint or attitude.The girl helper [ LY ] is fantastic in every way.I love this place. I wouldn't tell anyone and keep it a secret selfishly but my situation has changed and I don't need it as much so I share reluctantly. I can't believe they are on Trip Advisor. I think it is well worth $30. I do see a sign off my terrace there is a room down the alley for $3. I have no idea what low end places to compare it to because I usually stay in higher price places.The sandwich lady at the start of the alley is another nice feature. She starts around 5:00 p m and there is usually a line.Well worth the wait but one sandwich does cost 11,000D or $0.50 .
