This kitschy mid-century modern motel sits atop a hill looking out across a beautiful valley adjacent to New Jersey's High Point State Park. (The water should be avoided for drinking because of taste..we bring bottled water) The rooms are basic, clean and comfortable. The landscaped grounds include picnic tables, a fire pit and BBQ facility. This motel is in a rural setting but close to shopping and restaurants in Milford PA, Matamores PA, and Port Jervis NY. The Hawk's Nest Scenic Highway and Delaware Water Gap Recreation Area are nearby.

Relaxing

There's a special appeal to this place of mystical proportions. Ron F can tell you where the sun rises & sets & how he tracks the seasons.  It's lovely, calm & tranquil with a healthy dose of inspiration.  He & Denise do a great job of managing all the travelers needs in a friendly manner that feels like home.  I stayed for almost a month & enjoyed the tastefully decorated rooms by Denise but more importantly, the wonderful company of the staff & the regulars such as Larry & Richard.  It's hard to stay away after you've become enchanted by the the setting as well as the company of good, warm hearted people.  You can't put a price on wonderful memories!

"Where Heaven Meets Earth"

...then you'll want to give this a higher rating.
This was a tough one to rate.  Here's why.  The grounds and setting are quite nice, with a mountain brook sloshing along the roadside in front.  It seems nicely kept on the outside.
The rooms have been "upgraded", with a new coat of paint and fixtures.  I was actually shocked at the 4-post bed!
Beyond that, I would never recommend it.
The office was the least professional I've ever seen, and the 2 guys that ran it were NOT (they said) the owners, and were not particularly friendly.  
The tub was partially clogged so that when I ran the water to try getting it hot for a shower, it started filling up.  After a couple of minutes of still getting cold water, and the tub filling, I turned it off to let the water run out.  Then I turned it on again and let it run for a full 10 minutes, with NO change in the temperature, and the tub 1/2 full!  I then checked the sink faucet with the same result (COLD).  
The next morning I mentioned it to the manager on duty.  He went in a back room, came back in a couple of minutes and said, "It's working.  You just have to let it run for 20 minutes or so.  The guy in #1 has been here two weeks, and he hasn't said anything."  From what I had heard of the guy hacking and banging around in "#1", he may have LIKED cold showers!  Or none at all.  What about OTHER guests?
Then to top it off, $100 for a small, remote, cold-water motel, with no breakfast.    A short 5-mile drive back to Sussex would have been a smart idea.

If You Like COLD Showers....

The hotel is a rustic hotel with great views.  The staff is professional and friendly. They recently undated the rooms and they look great.  One comment I can make you know most times the sheets and towels are stiff; here they are soft and fluffy like home.  Another plus is they are let friendly.

Great country hotel

I stayed here while hiking the NJ sections of the Appalachian Trail. I was very happy with my visit. We had 2 rooms, and a problem in one was immediately handled by moving people to a different room. The rooms are clean and comfortable. The property is gorgeous. The management is friendly and helpful. The shower is hot with good water pressure. My bed was very comfortable. There is a lot of outdoor seating/tables to enjoy the location. I expect to stay here again to finish up the AT.

It is only a 10 minute drive to Port Jervis, where you have good access to restaurants and other facilities. This is literally 2 minutes to the High Point park and monument. There are 2 restaurants down the road if you really want to stay close.

Excellent for the kind of facility

This hotel was ok for comfort, The heater didn't work when we got there. Called the office and they came to reset it, 5 minutes later it shut off again. I went to the office, the door was already locked  ( AT 8:30 PM) Someone did let me in and gave me a portable heater. We paid $137 for this room and just coffee in the morning. This hotel is way over priced for what you get

Not worth the price we paid

We stayed one night and were comfortable in this clean, small, motel in the corner where PA, NY and NJ meet. Enjoyed the campfire in the yard with plenty of wood on a beautiful night in June. The owner was friendly and helpful. A few restaurants were nearby, no breakfast is provided at the motel. I didn't prefer the microfiber sheets on the comfy, king size bed.
